Re 15 Church Street....a screenshot from the developer presentation on Tuesday of the development with cars parked on the driveways....note how these smallish v...ehicles nearly overhang the sidewalk.....1) the development is 6 x 3-story townhouses (the developer says 2 1/2 storeys), the equivalent of two monster homes on this lot which now holds one single-family dwelling....it will tower over the neighbourhood, the neighbours, and Wilson Street.....the next door neighbour on Wilson Street is a one-storey medical office.....2) Because the development is crammed onto this lot, it requires numerous variances from zoning, and one of the consequences is very short driveways, as you can see....these regular-sized cars in the screenshot, pulled right up to the building nearly overhang the sidewalk....regulations allow passenger vehicles up to 6 meters.....the driveways are 5.5 meters to the house....if they won't accommodate a passenger vehicle, how will driveways accommodate the most popular vehicles in sales today, pickups and small trucks, which are much longer? They won't, they will force pedestrians onto the road....and Church Street is very dangerous, many near misses reported to the Councillor.....there are two young boys who play in their front yard 19 feet away (the road is very narrow)....drivers have been known to pull up onto the sidewalks to avoid vehicles pulling out of their driveways in this neighbourhood....children and pedestrians are at risk; 3) the Staff Report does not commit the developer to widening the sidewalks, but if he does, they will shorten the available space for driveways even further.....more to come..... by the way, the greenspace in this screenshot does not exist, the road is 3 meters narrower than current bylaw regulation and across the street is the elevated front yard of the home where two young boys play outside.... Water watchers beware... Ancaster Coun. Lloyd Ferguson, who chairs the authority and led the push for a policy, said most authorities in other major urban centres, including in the Greater Toronto Area, allow wetlands to be moved in limited cases.
