What a year 2020 was; despite its challenges, there were a lot of successes, especially in real estate. December was a positive cap to the year as sales increased by 31.47%, when compared to December 2019 but decreased 20.65% from November 2020. December’s numbers just goes to show how much the market surged compared to a typical year; even though sales were down month-over-month, they were very high when compared year-over-year. Listings decreased in December by 0.15% when... compared to December 2019 and by 29.59% when compared to November 2020. In terms of home prices, sold for an average of $428,900, a 4.24% increase from December 2019. sold for a $217,843 average, which is a 3.68% decrease when compared to December 2019. prices rose slightly from December 2019 by 1.84%, selling at $331,034 on average, which is also a 2% decrease from November 2020. A mortgage pre-approval will help take the pressure off when searching for a home and make the home-buying process a lot more enjoyable! The best part? It assures sellers that you’re a qualified buyer, which in most cases, will bump you to the front of the line if there are competing offers. Here are a few items to keep in mind when you go to visit your mortgage broker:... Make sure you know and understand your credit score and ensure any late payments on the mortgage, credit cards, phone bills, etc. are paid off. Your credit card utilization should not be over 75% (this includes credit cards, lines of credit). A credit score of 680 is now required from the CMHC as opposed to a score of 600, which was allowed prior to July 1, 2020. You are now required to present a 14-day confirmation letter from employers, instead of a 60-day letter that it used to be. After an "actual" pre-approval is put in place, a FULL check of income will be done to confirm where the client’s down payment will be coming from. If a client has a fluctuating income, they will need to give 2 years of income proof + T1 general. Business owners need to present 2 years financials as well as 90 days current financials. Questions?
