When real property changes hands your legal team is responsible for ordering and reviewing your property tax statement on your behalf. Statement Information includes title number and legal description of the parcel, current assessment value and recent property tax account transactions including account balance. Reviewing your Tax Certificate allows us to ensure there are no arrears owing from the current owner that need to be caught up and also allows us to do a current adjustment for the taxes going forward so the appropriate tax credit is made. Each municipality charges a fee for these Tax certificates which are built into your legal fees. Effective July 1, 2021, The City of Calgary is increasing their Property Tax Statement of Account fee from $8.50 to $23.00. #yyc #yycre #calgaryrealestate #realestatecalgary

The standard legal documentation used on a real estate transaction can be signed from home via two-way web conference with a lawyer rather than in person. Breaking News!! Remote Sign is now a thing. We knew it was coming but it has finally arrived. The Alberta Government has changed existing legislation making remote web-based signing of certain land titles documents legal. This replaces the previous requirement that lawyers needed to be physically present to meet with clients. This is a huge benefit for every person buying or selling a home as it means they can now sign the legal closing documents from the comfort of their own home.
