MK Delta Lands Group 18.11.2020

Interchange improvements to the South Fraser Perimeter Road (SFPR) are being undertaken by the Ministry of Transportation and Infrastructure. The exact alignment of future interchange improvements is still subject to review and changes by the Ministry. MK Delta Lands Group has agreed to make 7.6 acres on the north east corner of the site available for the proposed interchange. The proposed development site is currently in the Agricultural Land Reserve and requires an application for exclusion from the ALR. By investing in drainage and irrigation improvements, Westham Island farmers would benefit greatly from improved quality, quantity, and diversity of crops. We propose to offset the loss of ALR land by providing up to $6 million to Delta for these necessary improvements. We are also proposing that our 193 acre property, referred to as Lot B on the maps, be added for inclusion into the Agricultural Land Reserve. For every 1 acre developed, 3 acres will be protected. We are committed to ensuring the sustainable management and ecological integrity of the Burns Bog Ecological Conservancy Area. The 328 acres proposed for donation have ecological values and will provide enduring and important conservation values. Two parcels of land proposed for donation west of Hwy 91 are dominated by bog woodland with moss, sedge and grass patches. These lands were assessed by a team of biologists with ...Environmental Dynamics Inc. Our biologists determined that Lots A and B are bog woodlands that provide important transition and buffer functions for BBECA. These lands have an assessed value of $7 million, and a market value of approximately $10 million (Source: Site Economics Ltd, 2015). Lot C is a disturbed swamp forest with patches of regenerating wetland forest. Water quality and quantity is very important to the health of Burns Bog Ecological Conservancy Area. Healthy bogs in our climate should receive all their water from rainwater, because this water is free from alkaline minerals, sediments and pollutants that come from ground water and run-off. Currently, mineral-rich water from the surrounding area is running into Burns Bog. Our plan calls for improved ditching and a new pump station that will keep these waters as well as development site waters completely separate from BBECA.
