INTERVIEW WITH SCOTIABANK This is how mortgage brokers meet nowadays to continue serving our clients, making sure we got the answers to their questions and solutions to their mortgage financing needs. Just got off from a live discussion with Heather & Kevin of Mortgage Alliance for a Scotia bank interview. Thank you John Sarkanian for the update on underwriting rules and answering our questions.... Few things I want to share with you: * On mortgage deferral payment, please know that this will not affect your credit scores or history. * If you have a tight budget, it is worth to do the mortgage deferral even if you have to pay the interest on the deferred payment, interest will not be much. For ex. Mortgage deferred amount for 6 months is $8000 and your interest rate is 3%, $8000 x 3% = $240 for the year, for 6 months is $120. Im sure you dont mind paying the $120 interest over the 6 months mortgage payment that will be redirected towards your budget. * If buying a property, banks want to make sure your paystubs are current, like 30 days prior to application, making sure you are still working. * If buying a rental property, banks will require that you have the 20% downpayment available from your liquid assets, it cannot be borrowed or gifted. These are just few points, rest assured that we are doing our best to keep updated and adjusted as well to this new environment we are in nowadays. Thank you and stay safe! On Mortgage Deferment due to COVID-19 Kailangan nyo bang mag defer ng mortgage payment? The lenders are allowing you to do that on a case to case basis. You have to call your lender directly to apply as they will have to assess your situation. ... Have a lot of patience due to volume of calls, you will have to wait hours or even days for them to get back to you. They will get back to you, they are doing their best to help and accommodate everybody. When you call be ready with your mortgage information such as mortgage number, property address and other details with regards to your mortgage. Just so you know that the interest on your mortgage payment is not free when you defer your payment. It will be added to your principal amount. Stress test - parang life, hindi mawala-wala. hahaha! Kidding aside, I am thankful na kahit papano, nagkaron ng changes sa current stress test na ipinapatupad ng Federal Government. Ano nga ba ang ibig sabihin ng changes na inanunsyo ng Finance Minister effective April 6, 2020? Ang sabi, "the new benchmark rate will be the weekly median 5-year fixed insured mortgage rate from mortgage insurance applications plus 2%". Una, we will wait for announcement what is the weekly me...dian 5-year fixed rate then we add 2% to it. Sa kalakaran ngayon, it is better than the current benchmark rate being used to qualify the borrower, which is at 5.19%. Kumbaga eh mababa ng konti. For example, kung ang median 5-yr fixed rate ay 2.84% + 2% = 4.84% ang gagamitin para sa borrower to qualify. Ano naman ang epekto nito sa buying power mo? Magkakaron ka ng room to increase sa pwede mong bilhin. Case to case basis ito. Meron akong client na sa current 5.19% qualifying rate ay pwedeng bumili ng $450k property, kung i-qualify sila ng 4.84% maaari silang bumili ng $470k. May nagtanong sakin kung mas mabuti ba na maghintay ako ng April bago bumili ng bahay? I would say, always keep your options open. What if tumaas naman ang bentahan sa April, eh di parang konti lang ang naitulong sayo ng additional na mortgage amount na hinintay mo. Samantalang if you work on what you have right now, I mean, alam mo naman ang gusto mong property, may mga criteria ka na na ni-set like location, ilang bedrooms, ilang washroom, etc., alam mo na rin ang budget na magwo work sayo. I mean, what if makita mo na ngayon yung property na gusto mo at hindi mo naman kailangan yung extra 20k or 25k or 30k na loan? Again, case to case basis. Ito yung isang bagay na hindi pwedeng i-generalize. I suggest, check your numbers and then plan accordingly. In the first place, kaya nagkaron ng Stress Test Rule is to protect Canadians from their biggest investment. Siyempre, doon lang tayo sa kaya natin. Living within our means and enjoying what we currently have. We don't want to buy a house na mahihirapan tayo i-sustain lalo na kapag dumating ang mga unexpected kagaya nga ng pagtaas ng mortgage interest rate. Kaya the government make sure na meron pa tayong room to move kung sakaling mangyari yon. Siyempre, ayaw naman nating maremata ang mga bahay natin. Kung may tanong kayo tungkol sa bagong changes sa stress test rule, please do not hesitate to contact us. Maraming salamt po!
