The spring real estate market is starting earlier and earlier every year. That means winter is quickly becoming a much more favourable time to list your home. It might be tempting to wait until the calendar turns to March or April, but there are a lot of advantages to listing in January or February. Buyer Motivation... Anyone looking at houses during the winter is most likely pre-approved for a mortgage & extremely motivated to buy. This could be due to any number of reasons, including job location, time off, or changing life circumstances. But chances are if they come to see your home, they’re not just looking, like some people do during the spring and summer open houses. Lower Inventory = Less Competition Fewer houses and a high volume of buyers means that your house may be a hot commodity, particularly if it’s in a great location near desirable amenities. Since many people opt to wait for the snow to melt, your house will have even less competition: depending on how many people become interested in your home, you may even have multiple offers! More likely to get a Better Offer Buyers have fewer options in the winter. If they fall in love with your house, they’ll be more likely to make higher offers in order to make sure they get it! De-Clutter- The thing about de-cluttering when selling is that you can only put it off for so long. It’s either now when it will appeal most to buyers, or later when you are dealing with the added stress of your move. Rent a Storage Unit - Go through each room, and determine what should stay, and what would be better suited in a storage unit until you can re-introduce it into your new home. Choose Neutral Colours - Adding a fresh coat of a muted, neutral paint will not only appeal to buyers, but will freshen up your homes interior and can provide a large return on your investment up to 112%! Know your Neighbourhood - Knowing what sells in your neighbourhood will give you a good indication of the type of improvements to consider when preparing your home for sale. Look through comparable listings in your neighbourhood, and create a list of projects you can tackle within a realistic budget and time frame. These may seem like large, overwhelming tasks but will pay off in the long run when there is a SOLD sign proudly displayed on your front lawn!

Last 7 days in Niagara. A look at the numbers...put on your nerd-goggles! For November 2nd-November 8th, Niagara saw 134 conditionalsales...211 sold firm! 110 of those 211 sold for FULL ASKING or OVER ASKING price, with an average %100.34 list-to-sale ratio. Stillfollowing me?... Average Days-on-Market for listings has been pretty consistent, the last week being 27 days. Over 50 of these homes sold in the first 7 days on market...and the price range for those homes are under $450k. Getting in the weeds yet? Average sale price is $594,435 for the last week, but the most popular price range in our market was $450k-$500k. So more people are looking at homes in this range, but there's not enough inventory for the amount of active buyers. Inventory is low in sought-after price points. Higher price points take longer to sell. New listing counts for popularranges seem to be dropping by the week. What are your thoughts?

While we’re not out of the woods yet, we are expecting continued growth for the duration of 2020, with an active market for the foreseeable future and balanced conditions at the national level into 2021. This is great news for Canadians.... So why all the fear mongering by the CMHC? The Canada Mortgage and Housing Corporation’s Chief Economist Bob Dugan, told reporters at a press conference recently that the agency stands by its previous forecast in May that warned of a decline in Canadian house prices between nine and 18%. I’m not convinced that we have a sustainable basis for housing demand in the economic disturbance that’s going on related to COVID-19, Dugan said. That’s why I say I stand by the forecasts. We expressed our concerns over CMHC’s predictions in the spring, and Dugan’s latest statement continues to raise eyebrows ours, and other industry insiders as well, as the Canadian housing market stays on its upward course.
