Understand the holdback requirements on closing when a non-resident is selling a home or rental property and how this may impact closing, and how to determine whether the client is in fat a non-resident. Learn how the HST rebate is calculated for a new home purchase, and why some buyers are not recognized for the HST rebate on closing, resulting in the requirement to pay an extra $25,000 in HST on closing to builder. Understand why additional HST may be payable when selling by assignment. Understand when HST is payable on the sale of Vacant Land and when HST may not be payable Learn why the Government may refuse to consider the profit from the sale of an investment property as a capital gain and may consider this as income, thereby increasing the amount of tax payable by the seller. This is in support of Knights Table. For over 27 years Knights Table has served the needs of people dealing with issues of poverty and homelessn...ess in the Peel Region. Knights Table not only serves as a food bank, they have various food programs available where clients can walk in and receive a hot meal, free of charge. A list of most needed items is as follows: Breakfast supplies, cereal hot and cold; pancake mix, syrup (high demand) Pasta Sauce Canned Meat Canned Vegetables Canned Fruit Kraft Mac & Cheese and Instant Noodles Snacks such as puddings, Jello, Granola Bars Juices & Drink Boxes Water Cake Mixes Diapers (size 3 in high demand) Sanitary Products: ie. toilet paper, pads, tampons Hygiene products soap, deodorant, shampoo, toothbrush, toothpaste (high demand) Get involved by hosting a food drive within your brokerage or team!
