Most stone is calcite based and is prone to acid etching (eaten / corroded) when in contact with any acidic material. When preserved with a high quality and deep penetrating sealer natural stone is then protected from everyday use and abuse without losing its look.... Porcelain being vitrified (raw materials ground into dust and tremendously pressed into desired shape) may not be porous but stains and absorbs liquid. Grout is porous and does absorb moisture and stain very easily. Most tile can be restored and preserved with the right tools and knowledgeable applicators.
