Where Will You Celebrate Thanksgiving Next Year? Most people I talk with about real estate have no intention to move into a different home and I love that. I deeply appreciate the opportunity to share thoughts and advice on a topic I am passionate about which is living in a dream home, wherever and whenever that may be.... One of the big things in the way of moving to an ideal scenario is employment. Traditionally, most people try to live within a 25-minute radius of their work. Living within this bubble means their lifestyle is defined by their job. That idea may be disappearing. More and more people are contacting me because they received the green light from their employer to work remotely. In some cases, this doesn’t just mean expanding the work bubble by another 30-minutes or an hour. People who have always wanted a rural life, but were trapped in a city job, are moving to farms. As the real estate consultant you trust to help you, your friends and family, I consider it a privilege to talk about having an ideal lifestyle wherever and whenever that may be.

HAPPY THANKSGIVING! In a year when everything around us has changed, most of us have become pretty good at adapting. This Thanksgiving will not be like any other holiday we have shared together. I say this because we have all been stretched to adapt and do nearly everything differently. We visit each other differently, we eat differently, and we even shop for groceries differently. But the thing is, Thanksgiving is about doing the same thing, the same way... every year.... Can you remember the last time a friend or family member tried to put a new spin on a traditional dish? There was at least one person who didn’t respond well to this! No matter what changes this year, the one thing that shouldn’t change is the reason we celebrate this day together. We break bread together because we are thankful. We are thankful that we have our friends; we are thankful we are family; and we are thankful that no matter what, we come together in the spirit of gratitude. Because no matter what we may do differently, we will do it differently together and that should never change. ONTARIO - June 2019 - Monthly Real Estate Market Indicators Prices go up, sales go up. The sustainability of this model remains in question in the face of ongoing housing affordability strain. But at the peak of the summer season, buyers are quite active. With housing supply finally not in a perpetual free fall, those who are able to take advantage of the increased inventory are doing so. New Listings increased 2.0 percent for Single Family homes but decreased 5.5 percent for... Townhouse/Condo homes. Sales increased 3.0 percent for Single Family homes but decreased 1.7 percent for Townhouse/Condo homes. Inventory increased 3.3 percent for Single Family homes but decreased 3.8 percent for Townhouse/Condo homes. Median Sales Price increased 9.0 percent to $545,000 for Single Family homes and 4.8 percent to $429,500 for Townhouse/Condo homes. Days on Market decreased 6.7 percent for Single Family homes and 7.1 percent for Townhouse/Condo homes. Months Supply of Inventory remained flat for Single Family homes but decreased 8.7 percent for Townhouse/Condo properties. According to a study by Generation Squeeze Lab, the average home price in Ontario would need to decrease by $307,000 to reach a level of affordability by 2030, or full-time earnings would need to increase by more than double current levels. Further, it takes roughly 15 years for working adults to save a 20 percent downpayment on an average-priced home.
