Are you looking for a place in the country? This multi unit building has recently been renovated and is ready to go. Each floor contains one unit that is approx 1000 square foot.... Located in the hamlet of Eastons Corners north of Brockville by about 15 mins ,Smiths Falls 15 mins as well. Could be the ideal location for just about anyone. There is parking available for one vehicle per unit. Tenant would be responsible to pay their own electricity and it is electric baseboard heaters. Photo's are of the top unit only. Rent for these units will start at $1000.00 Each unit contains 2 bedrooms. Fridge and Stove with and coin operated washer and dryer will be installed soon. One unit has a small den area which will rent for $1050.00 per month. Only people who have a decent credit score, Landlord references both current and past need to apply. Showings will be scheduled as an open house for those who are interested. EVICTION NOTICE FOR OWNER'S OWN USE OR SELLING OF YOUR RENTAL UNIT. Many times throughout the day I am receiving phone calls from people struggling to find a place to rent. I'm feeling more and more like a social worker or a psychologist than I am a Property Manager. My heart truly goes out to these people. Please know your rights everyone.... It is a 60 day notice given on or before the first of the month. This is called a N12 form. You MUST have it in your hands or in your mailbox by the first of the month. At that time the tenant is no longer responsible to pay any further rent as long as they have last month rent paid in full. Should the tenant be fortunate enough to find other accommodations before this notice is complete, they would give the Landlord a minimum of 10 days notice that they are leaving and then the Landlord MUST pay the tenant for each day that the tenant no longer occupies the unit. In Ontario, it is illegal for a Landlord to collect anything more than the last month rent. Security deposit for damages is not legal within the province. KNOWLEDGE IS POWER FOR BOTH LANDLORD AND TENANTS. STAY INFORMED OR HIRE A PROFESSIONAL!

KNOWLEDGE is power. Have you heard of the passing of bill 184 passed last week by the Ontario government? As a tenant and landlord you should take the time to get educated on the new rules pertaining to unpaid rents. A landlord no longer has to attend a tribunal hearing to evict a tenant. Here is how it goes in more layman terms.... Tenant receives a N4 notice from landlord. At that time there should be a repayment schedule with the notice that both parties can agree to. Please keep in mind the landlord tenant board allowed up to 6 month schedule for most repayments. Once the agreement is made, should the tenant be 1 day or 1 dollar late on payment the landlord then files with LTB for eviction. This is a cost of an additional $190.00 in which the landlord pays in order to file, but the tenant becomes responsible to pay back to landlord. Then it is processed as an eviction order for the landlord. 10 days is given to the tenant to either pay all money owing or move. Should tenant not do either the landlord then proceeds to the sheriff office for the 5 day move out date. Locks are then changed on doors and any remaining items the tenant is given 72 hours to contact landlord for removal. If tenant does not remove items it is up to the landlord to clear unit and prepare it for new tenants. No longer will the professional tenant get 4 to 6 months rent for free. Although some see this as a bad thing, if you pay your rent each month on time, you have no worries and it wont affect you.
