Trust me, In today's data-oriented world, " " is totally an obsolete thing, and that's the reason why my services were selected to list the property over the agent who claimed to be a neighbourhood expert. Selling a $+ property in 19 days in today's challenging market is a testament that a proper listing price analysis and outstanding marketing are important factors in achieving exceptional results. I can assure you that the... property was not underpriced; otherwise, it should have been sold for more than the asking price. How about saying that the asking price was fair, or in other words, it was listed at an ( )? The listing price of these kinds of property should not be decided in a couple of hours listing presentations by showcasing the portfolio of how successful an agent is. In this case, the listing price was decided after a week-long analysis. One of the analysis parts includes physically checking out the competitor property acting as a buyer, which turns out to be an important factor in finalizing the listing price with a bit of room for negotiations. We all know that the informed buyers know the market better than anyone else; remember, there will always be a certain percentage of uninformed buyers in any given market.
