2839 JaneThis 15,000 square-foot mixed use building is located at the intersection of two major streets, Jane Street in Yorkwood Gate. The corner lot is approximately 40,000 square feet. The design of the building was inspired by the intersection and created with two masses wrapped around with a centre mass highlighting the the main entrance of the building. The slanted roof also added a unique characteristic to define the roof amenities while creating a nice shaded outdoo...r barbecue area. The building is 12 stories high, consisting of 171 residential condo units (one - three bedrooms), including amenities on the 2nd floor as well as a playground on the roof along with outdoor amenities. It also contains 8 retail outlets on the ground floor. The substructure has three underground levels of parking for cars and bicycles along with allocated locker space. M12 Townhouses These 12 residential townhouses are located in the heart of Mirdif, a trendy residential neighbourhood in Dubai. The zoning regulations allowed a maximum of 12 town houses, a plot coverage of 40% and capital FAR of 1.2. The limited plot coverage results in a small footprint per townhouse, while the far does not allow generous floor areas for the houses. Two rows of 6 houses were placed across from each other on the north and south edges of this rectangular ...site, in a way that maximizes the use of the allowable footprint. The ground level of the site was maximized for landscaping to add value to the project. A public landscape park was placed in the centre of the site along with the main pedestrian entry to the site. The villas are accessed through this park. Each townhouse also has a front garden facing the park and a spacious private back garden, adding significant rental value to the project. The cars are brought down to the basement via a vehicular access on the north east corner of the site. The vehicles then park into a private double car garage in the basement of each individual townhouse. J6 Luxury Villas The J6 high-end detached residential Villa’s are located in Dubai. The composition of the house consists of four volumes juxtaposition in overlapping geometries. The first one is a transparent (glass) volume and contains the public spaces while visually connecting indoors to the outdoors. The volume overlaps with a concrete shell containing the services and carved out cave like refuges that form the entrances to the house.... The two volumes are partially covered on top with the third projecting solid volume containing the private spaces. The cantilever of this volume though necessitated by the need for more space in the bedrooms, shades the glass volume while creating a transition from the darker interior to the harsh and bright outdoors of the desert sun. A fourth cladded aluminum volume projects out of the solid volume forming a terrace for the master bedroom while acting like a canopy for a car display platform (garage) below. The car display platform brings the car into the garden making it an item of display like a sculpture. 250 Lester This 12 storey residential project is located on a very restrictive site in Waterloo, Ontario. The zoning requirements on this site offered many challenges including a limited tower footprint, close proximity to potential neighbouring developments, and driveway access. The building’s massing steps back from the street, offering more human scale frontage along Lester Street, as well as providing a rooftop amenity space orientated south to maximize sun exposure. T...he building is then wrapped in a skin that offers more opacity for private spaces and more transparency for public spaces in order to mitigate privacy concerns with future neighbouring buildings.
