Well this is my opinion why it has only been the financial sector that predicts the so called 'doom and gloom' for Canadian real estate. The financial industry has been wanting to increase interest rates for many years now. However, because of low disposable income rates, and the close threshold to people's ability to maintain mortgage payments, it has not been possible to do so. So, by creating fear they convince people to tighten there wallets and SAVE! Mark my words, t...here will not be a real estate 'bubble burst' ....perhaps a minor correction, but nothing big. We should all be scared once the financial industry is permitted to raise the interest rates, and funnel what remaining incomes people have left to. Remember that 'interest' is creating money from nothing. Only one winner is this game!

Here's an interesting stat: 40% of all existing mortgages are up for renewal in 2012. Considering, despite all economic forecasts that it's still a seller's market, I think we are in for a pretty interesting year!
Rate Announcement The Bank of Canada kept its target rate at 1% at this morning’s announcement and therefore Prime rate remains unchanged. The outlook for the global economy has deteriorated and uncertainty has increased since late 2011. The BofC’s greatest concern is still associated with the European debt crisis although they have expressed confidence that European authorities have implemented sufficient measures to keep it contained.... The BofC sees the Canadian economy returning to full capacity and inflation return to its 2 percent target by the third quarter of 2013, one quarter sooner than previously forecast. The revised outlook for return to full capacity and some unexpected positive data in late 2011 does not necessarily mean a rate hike even if the economy meets that forecast. More light will be shed on the BofC’s outlook with Thursday’s Monetary Policy Report, but it appears any moves remain on the horizon into early / mid 2013 and the recent positive data has only served to remove the likelihood of further decreases as opposed to more tightening. The Bank has held its rate unchanged for 16 months, the longest pause on record since it began targeting the overnight rate in 1994. Fixed Rates vs. Variable Rates TODAY Variable rate mortgages have historically been the money saving option, however, current conditions are warranting a very close look, particularly for new borrowers. 1) Variable rate pricing has deteriorated over the past year. Banks have openly stated that they have moved from obtaining market share to greater profitability. Although they could be offering lower discounts they aren’t. New variable rate mortgages are typically 10-20 points below prime. Existing variable mortgages are unaffected. 2) Fixed term rates have fallen. Banks have taken a similar approach to fixed rate pricing (hanging on to larger margins). That is, until very recently. To start 2012 off with a bang, various promotions have been introduced offering fixed rates around 3%. Those reductions represent what should have happened 6 months ago when bond yields fell to their lowest levels (bond yields, higher or lower, directly affect the cost of funds borrowed by the banks to lend on fixed mortgages). Better late than never, but the end result is a very small gap between fixed and variable on new mortgages. With an almost negligible difference between the two, new borrowers will have a tougher choice, one that will be decided by careful analysis of risk aversion, lifestyle, life stage and other factors. For existing variable clients, the recommendation remains to stay variable. There is no indication of an increase in the short term, and it appears the underlying factors for fixed rates combined with increasing price competition from lenders should ensure attractive rates for at least the first half of 2012. Rates are at an all time low, please don’t hesitate to contact me anytime with your questions, concerns and pre-approvals.

This has actually happened to me with my own kids!! I posted these videos as a small reminder that everyone you deal with is different.... even our own kids. If you think as a parent (or an agent) that you can treat everyone the same way, and expect the same results, well you're really missing a very important factor. Learn about different personalities, and your interactions with people will surely improve.
