During these difficult times, Accurate Appraisals would like to share some tips with how everyone can help the economy while remaining safe. 1. With the economy opening little by little, please go out to your local businesses. Unfortunately some may not have made it through this pandemic and they need your support now more than ever. 2. In order to avoid a second wave, please continue to wash your hands and get tested if you feel you may have been exposed. Continue to use pr...ecautionary measures when interacting with others as we do not want the economy to close again. 3. If you feel the need to wear gloves, make sure they are being used and discarded properly, otherwise the transmission of germs can still occur and put, not only yourself, but others at risk. 4. Lastly, check in with family members, friends, and neighbours, especially those who are by themselves. Being isolated alone during a pandemic may be very tough, so reach out and see if there is anything you can do to assist. Sometimes a loving phone call is the best medicine.

It Was the Best of Times, it Was the Worst of Times The Loan Loss Provisions of Canada’s eight largest lenders now exceeds $15 Billion and escalating. This bewildering fact has happened during what most would concede has been the best of times. Just consider the following: land and home prices have skyrocketed for nearly 2 decades; consumers have benefited from historically low interest rates; unemployment is < 6%; Canada attracts > 300,000 new citizens annually, many of ...whom are skilled professionals demonstrating a strong propensity to purchase properties with a down payment > 25%; and standard subdivision homes were escalating at 5% a month through parts of 2016 and 2017. This inevitably causes one to wonder where all of this equity went. What is causing this conundrum, now that Canadian lenders are rapidly stock piling such loan loss reserves? Could it be they are reacting to the Big Short being placed against them by large institutional investors? Have they succumbed to the reasoning that Canadians being 180% in debt is highly problematic? Please note, many property-oriented actuaries have, for half of a decade, been highlighting that the endemic math associated with home-ownership was negatively skewed. It is now estimated that 1 in 5 new homeowners now find themselves in a negative equity position. Could the ubiquity of poorly conducted appraisal work explain this phenomena? Possibly, the banks are just being prudent and preparing for that unforeseen rainy day, when interest rates begin to rise. Perhaps, it is the innate knowledge that Millennials are forfeiting the lifestyle of their parents. Alternatively, this younger generation could be preparing for the next foretold black swan event, as it seems unforeseen tragedies strike every half-century. For example, the bubonic plague, Spanish flu epidemic, small pox epidemic, the world wars, the stock market crash in 1929 that evidently led to the depression, 9/11, etc. Just last week, China expanded its quarantine to 35 million people in response to the Coronavirus. These calamities often result in massive civic unrest, restricted global arbitrage, and a notable devaluation in asset values, which nonetheless would spark pro-active behaviours in terms of reserving funds. Missing Middle Key to Housing Affordability Toronto just hosted the National Housing Innovation Event Series; several salient points were forwarded. The City of Toronto announced a $24B housing action designed to deliver 40,000 housing units over the next decade.... The chairman of CMHC, Evan Siddall lampooned JFK`s famous lunar landing speech by stating, putting a man on the moon was one thing but affordable housing for everyone in Canada?. He emphasized that the key component for such lofty goals remains increasing density in Canada`a largest cities and accepting that rental housing will be a large part of the solution. Gentle reduction in density was cited as an excellent starting point, but more intensive density along transportation corridors will be required if affordable housing is to become a reality. American cities like Los Angeles & Minneapolis were cited as positive role models regarding the implementation of granny flats & smaller attached housing which has been encouraged and grown by > 500%. Closer to home, Mayor Brown of Brampton was recently quoted stating that there are a minimum of 30,000 illegal in his district. Many of these units are not only illegal, but also pose various health & fire hazards. The strain on the public purse strings is another burgeoning matter. Perhaps the time has come for some affirmative action to be taken under the guise of bill 140 with added assistance coming from the financial sector. Parents rejoice, the Super Generation has just arrived in a neighbourhood near you! The Monarch Butterfly through the month of August will be diligently laying the eggs of the Super Generation all over that ubiquitous Milkweed. This Super Generation that will fly over 3,000 kms back to the Mountains of Michoacán Mexico to winter in vast numbers from all parts over the Northern United States & Southern Canada. This is by far the longest documented insect migration in the world.... This generation of super butterfly will not only fly the distance that it took 3 earlier generations to cover, but they will also live 10 times longer. Let us know when you spot these Nietzsche like athletes in your backyard by emailing us at [email protected]. Please remember this fall, (mid-September through mid-October) to spread those Milkweed seeds along the border lands of cultivated fields, through the scrub in park lands, along rural road ways and besides brooks, creeks & rivers. This will help create corridors of transit and areas of gestation for this true marvel of the natural world. We wish every success to any engaging and enterprising grade school teacher who feels that getting his or her students out into fresh air to spread these pods of milkweed, will inevitably help their students better grasp the concepts inherent in the studies of geography, entomology and city planning. Let’s help create our own ultra super generation of engaged and educated students by helping this most beautiful creature endure and prosper. Knowing that Monarch Butterfly numbers have fallen by 80% or more just in the last decade, it is imperative to realize that NOW is the time to step forward, so that this Super Generation of the natural world, can continue to dazzle future generations of humans! We would like to thank everyone who has participated in the seasonal joy of spreading the milkweed! There has been an increase in the observance rate of Monarch butterflies this year which we can only hope will be a continuing trend to occur in the next following years. Hopefully through these efforts we can take this lovely creature off of the endangered species list for good!
