At today’s inspection we found damaged electrical in the attic. It is important to have an electrician check the electrical when pests have been present.
Be sure to check your chimney in the spring. After our numerous freeze thaw cycles this winter we have been seeing damage to the clay liners and mortar joints.
Things we find at inspections.... It’s never a good idea to do your own electrical work and waterproof it with a sandwich bag.
We have been doing lots of new home inspections this month as the builders are trying to get things done before the winter arrives. They have been hit hard by worker shortages due to the pandemic. We highly recommend getting an inspection this year to help you protect your investment. We are seeing incomplete work, site debris left everywhere, and a lack of quality workmanship.
Mark added some tools to his inspection bag this week. The Eyestick will allow for roof inspections when the weather or the height is not safe.

In light of the Carbon Monoxide deaths in the news this week... Mark was shocked to find this disconnected furnace exhaust at an inspection today. It was leaking a considerable amount of carbon monoxide into the house. Please have your furnace serviced once a year and its so important to have a functioning carbon monoxide detector in your house.

Remember that you need 24 inches clearance on 3 sides and 48 inches on top to make your unit more efficient. Check your A/C unit to make sure that all grass and weeds are cut away!
The first warm weekend of spring is finally here . Remember to check your furnace filter before turning your AC on. Ice build up as seen in the photo below can be caused by insufficient air flow.

During this busy spring market its nice to receive such positive feedback from clients: This is the 4th house that weve bought, and I have to say this is by far the best inspection weve ever seen. Very thorough, easy to read and the pictures are a great touch as well.
During the harsh winter months we look for clues to help diagnose problems. This a clear indication of an attic that is not functioning properly. The attic is overheating and causing the snow to melt. It then freezes at the cold overhangs creating the large formations of ice.
First big snowfall of the season 20cm+ and the wind is blowing. This is a reminder to periodically check your exhaust vents for any snow build up. Make sure they are clear - keep your family safe.

Check your smoke detectors
On winter days like today, with lots of rain and warmer temperatures, remember that the ground is still frozen. The water is looking for somewhere to go. Monitor around your house and ensure your drainage is working properly.
An important reminder that January is the perfect month to check and test your smoke and carbon monoxide detectors. The date can be found on the side or on the back plate.
Winter is on the way! Time to be aware that unwanted rodents are looking to get into your house to nest. Listen for scurrying and scratching sounds. Locate any openings and if you suspect they are in the house consult a pest control company.
PSA. The reflection from a make up mirror sitting beside the window almost caused a house fire. Thankfully the home owner was home and could smell the burning and caught it in time. Interesting that the CBC had recently reported on the exact same issue (link in comments)

Basement moisture issues should not go unchecked. Without the necessary repairs, you could eventually have mushrooms growing out of your foundation walls.
Heres a great winter tip: If you dont have the recommended 6 step down from your patio door sill to the surface of your deck you should keep the snow and ice cleared away from the patio door sill during the winter months. If you dont clear the snow and ice as it melts it can leak through the patio door sill and rot the wood frame structure of the house.
The weather for the next few days looks great. Time to get outside to check and clean your dryer vent before the real winter weather arrives.

Make sure you clean the debris from your window wells. Although these flowers are beautiful, they will affect the function of the window well. Drainage is important as backed up water can easily find a way into your basement!
This is what Im seeing this week. Now is a great time to start sealing up your house and checking for rodents. They know the cooler weather is coming and are looking for a winter home.
Be sure to check for any obstructions on your gas fireplace vent before using. This mom thought she found the perfect spot to keep her eggs warm.
A little reminder. Please go check your furnace filter and make sure it doesnt look like this. Regular maintenance on your filters is very important to your furnaces life cycle, your hydro bill and your familys health.

Lots of water out there as the big spring thaw continues. Be sure to extend your downspouts away from the house so the water can drain properly.
This ice damming problem was created by a lack of attic ventilation. Insulation levels were acceptable but there was no air movement.
If your metal wood burning fireplace chimney has any rust spots on it or has rusted through, the fireplace should not be used until it has been inspected and possibly replaced. This is a major fire hazard.
Heavy rain falling on frozen ground. Monitor drainage around your house.
Heavy snowfalls and blowing snow bring silent dangers. Be sure that your vents are clear of snow build up.
