Water when in contact with separated piping flows into rubber components, piping is allowed to freeze, forces applied will force the flange apart. ... Sprinkler piping should never freeze. If it does, what caused the freezing. In this case, the piping was buried in a wall protected by thin bats of insulation which has fallen off the brick exposing the pipe to freezing conditions plus the space was engineered to receive heat within space - turned off. Test samples of the insulation identify incorrect insulation R values. Thermostat below was repaired as well as heating. Our preference is to fix the piping properly. Repair connection, pressure up piping, install new insulation, repeat monitoring to ensure this doesn’t happen again. What would you do? A. Temporary repair pipe and flow Water? B. Emergency call out found a leaky sprinkler escutcheon - weird. Found the leak coming from a cracked brass cheater fitting (bushing) - split threads was the first sign. We replaced the fitting with minimal damage, pressured it up. ... One happy customer. See more
