It's a new year, and the beginning of another long Canadian winter, which means that I am starting another major home project. This is the one room in our hous...e that was livable when we moved in, as the rest was in a demolition stage. It's the den, and it's day has come. The floor has to be completely ripped out so the crawlspace under it can be properly spray-foamed and heated, and extensive piping work done for the period cast-iron radiators that will heat the room. I can't wait to open up that floor because the crawlspace has been cut off for 200 years under the old kitchen, and I'm bound to find some treasures. That's the groundwork for a complete redesign that will match the rest of the work in the house. So ya, this one's pretty extensive, but the room has some beautiful features to work with. Done with the maintenance re-coat. If you have wood floors, you have to do this to properly maintain the finish. More often with a water based urethane, less often with oil. 5 years with a water based is pushing it, and you probably don't have much sealing properties left.
