MARKET UPDATE! I've been meaning to do a video with a market update, but I haven't had a moment to do it . Let's just say the market is January sales were the highest they have been for the month since 2014, due to exceptionally low lending rates and pent-up demand... Though there was an increase in new listings in January, inventory #s are lower than they have been in 6 years. Average prices recorded higher year-over-year gains, likely due to larger gains in sales in the higher end of the market. and overall, sales are expected to rise by 5% in 2021. I hope to see an increase in supply, to bring on a more balanced market, because as it currently stands, soooo many new listings (especially in the $400k-ish range are selling like wildfire! I'm talking a couple hours on the market with a line-up of realtors waiting to view the home, and multiple offers on the table, kind of wildfire.) Ps. Home Staging Tips Although these tips are important prior to listing your home, some of these tips are also great during spring cleaning. Personally, our home is undergoing its annual declutter/deep clean/refresh this month, and it's amazing how much lighter we feel. A more minimal aesthetic, less "stuff", and fresh home updates have made an impact on how we feel in our home..It feels more spacious, more calm, and more organized. So, here they are: ... 1. Updates to consider: minor repairs, fresh paint (neutrals are best), carpets, lighting, and hardware. 2. Curb appeal: paint, clean, and landscape 3.Declutter, deep clean, and de-personalize Maximize space (less furniture, clutter), neutralize smells, maximize natural light, rethink furniture placement, and organize your storage. Include well-placed plants. Use "extra" rooms wisely. And lastly, consider textures to make the spaces look more balanced and inviting (throws, rugs, art, etc.)

What an incredible purchase!! Congrats to my buyers for scooping up this amazing property before it got listed. This huge bungalow will be a great renovation project! Can't wait to see the final creation. A full renovation can easily costs hundreds of thousands, and includes every trade. Not an undertaking that most feel comfortable taking on. Add on the time commitment, the chaos, and all the decision-making, I completely understand why most home-buyers prefer a move-in ready home. This home will be fully renovated, like new, and ready to be someone's forever home.

MARKET UPDATE The Calgary real estate market in 2020 was very balanced. For the past several months new listings equaled solds. And it's forecasted for this balanced trend to continue into 2021, which is great news! What's driving sales? New home buyers and move-up buyers. With great interest rates, it's easy to see why. Prices remained flat (+0.03%) from prior year, with average sale price at $459k. This is forecasted to increase by 3% in 2021. The most popular purchas...es have been detached homes, while condominiums took the biggest hit (with 7 months of inventory on the market, and a lot of new builds). The condo market isn't looking to improve over the next year or two based on these inventory levels. The Canadian housing market was on the rise in 2020 overall, and is forecasted to continue; averaging an increase of 4-6% for 2021.

Out of Province purchase Congrats to my Ontario clients for entrusting me with their home purchase in Airdrie! Buying a home in a difference province is no easy feat, so virtual showings were perfect for this situation. I walked my clients through every home in real-time, as if were in the same room. We were able to see the street, the backyard views, and chat about every aspect that is important to them. This home is super close to parks and schools, and it looks amazing on the inside.

Anyone else start their "spring cleaning" in January? Decluttering and deep cleaning always starts right after Christmas at our house. This week we're working on letting go of clothing we haven't worn in a while, and deep cleaning our basement - our once-a-year event. Feels good once it's done. We're working on a new home office this month, so re-organizing, getting rid of old books, packing up old documents, and starting tax prep is on our to-do list.
