My workshop. Like all of you, I'm living that pandemic dream! While living the dream, I found myself with some time and took a good hard look at my workshop. There were some areas that just didn’t make sense and didn’t function well on the day to day and then some areas of this workshop that were just perfect. ... Aside from the massive table in the middle of the workshop, I decided to embark on a serious overhaul . I wanted to achieve functionality with accessibility of my tools, heavy machineries and other toys. It was hard to reach for these when they are piled up and hidden behind each other. I was acquiring more and more equipment and found myself just placing it wherever. It just wasn’t conducive to a productive work environment. So, I organized (and had a chance to clean all the equipment), changed the flooring, the walls and added much needed sound and weather protecting insulation. Next was the fun part rebuilding my workspace (shelves, countertops, drawers). Lastly, I needed a separate workspace for my planer and for my next toy - a spindle sander. I decided on building a flip top. I could not be happier with the outcome. Now to the other fun parts, purchasing some new equipment (the spindle sander) and putting it to good use! The kitchen. The kitchen has evolved into a kind of space that is very different from the kind of kitchen most of us had our meals in when we were kids. No doubt, back then the kitchen had a definite function to the home and to the family, and was almost always separated from the other living spaces of the home with walls or doors or both. ... Nowadays, kitchens play a more diverse role in the family life. They are multi functional. Besides the obvious cooking, baking and washing up, kitchens are now a place where kids do their homework, guests like to social and dance . The kitchen even doubles as a makeshift home office or classroom. The open concept kitchen naturally draws people together creating a blurred line between the formal dining area and the place to prepare the meal. The greatest benefit here is that the cook is no longer isolated but gets to be a part of the party. Makes sense that if that wall between the living and cooking space comes down, the kitchen must experience a sort of renaissance. It’s got to not only be functional, it must also reflect the home chef’s character and needs in its’ new multi purposes. For example, this kitchen needed a dedicated baking station , a large enough island to entertain and be connected with the dining space, easily accessible bottom drawers and a deep sink. The retaining wall was reconfigured by a qualified team and yours truly reconstructed the rest. The result? An inviting and all welcoming entertaining area. As property investors, my partner and I had a mission: Provide a safe, decent and comfortable space in which our Tenants can live and enjoy like we would ourselves. We actually made good on that mission we spent a big chunk of our time living in these units before we bought that forever home. One of these units was a bachelor in the basement of a house located in Scarborough. It was a unique space; it had a walk out to the backyard, lots of natural lighting and a fi...replace. There was an existing bathroom that was problematic and dilapidated (unfortunate that I don’t have the before pictures). To make this space livable, we needed to overhaul and renovate. The remodeling included: a new kitchen complete with new appliances, new bathroom (vanity, tub, toilet), new flooring and upgraded ceiling (soundproofing) and walls. We even painted the fireplace from the red brick to a faux lighter finish. The end result was a cozy, welcoming and very functional small spaced bachelor. We purchased this property just after our Ajax flip about 10 years ago. As we are ‘buy and hold’ investors we decided to renovate and rent this property with the proceeds of the flip. We managed to renovate one of the two units as the upper unit was rented immediately to a young family of five. Over the years, the apartment experienced the normal wear and tear. When this family moved out (way out west to B.C.), we ceased the opportunity to give the unit a much-needed fa...celift. The remodel included: brand-new kitchen, bathroom, floors, trims, window coverings and freshly updated paint throughout. We found a young couple who walked into this apartment when it was stripped down to nothing. Lucky for us, they had an imagination of what will be and lucky for them, they got an absolutely brand-new apartment. After a summer of work, the new tenants moved in and are now enjoying their new space. On to the next project ...
