SUNSHINE COAST MARKET REPORT Sept 29-Oct 5, 2020 The stat’s for September are in. There were 92 sales of detached housing. That’s down 10% from August, but still twice the sales in September, 2019. The increase in activity we’ve noticed since May shows no signs of letting up. The Coast continues to attract off-Coast buyers. The Benchmark Price that is, the price of an average home in an average area increased 1.9%, to $651,100. This is a new high for our area and further ...evidence of our strong market. Condo and apartment sales increased to 33 from August. The YTD total is also up 15% over this time last year. In spite of the added activity, prices appear to be unchanged, probably due to the reasonable supply of attached listings. With land, sales dropped from 19 in August to just 7 in September. However, the YTD sales are up 44% over last year. Prices are also stable and for the same reason: a reasonable supply. Do you have a property to sell? SUNSHINE COAST MARKET REPORT July 27-Aug2, 2020 The stat’s for July are in. There were 101 sales of detached housing. That’s a big increase over the 75 sales in June and a 60% increase from the 63 sales in July of 2019. We continue to see strong interest from buyers from the Lower Mainland looking to move here from the city. The Benchmark Price that is, the price of an average home in an average area increased 4.2%, to $625,100. This is the one of the largest monthly incr...eases in years and another indicator of the strength of our current market. Condo and apartment sales increased to 17 vs 13 sales in June, however, there has not been an increase in prices. We feel this is due to the supply of attached listings, which has increased steadily this year. With land, there were 11 sales, which brings our YTD total to 49 slightly ahead of last year. As with attached, we see no price changes currently. We’re as busy as we’ve been in years and we see this activity continuing through the summer. Do you have a property to sell? SUNSHINE COAST MARKET REPORT June 8-14, 2020 Buying a home is challenging these days. The initial viewings are done virtually. If an in-person showing is needed, buyers must wear a mask, use hand sanitizer and disclose any symptoms of C-19. All of this has discouraged buyers and sellers from entering the market. For instance, Spring is typically our busiest season, but, as of the end of May, sales were down 12.5% over this time last year. However, we have noticed an uptick in... activity so far in June. It turns out a lot of people still need to buy and sell homes. In a recent article, BCREA predicted sales to rebound by 45% in 2021. They cite loosening of C-19 restrictions, low mortgage rates and pent-up demand. We could be seeing the beginning of this rebound. SUNSHINE COAST MARKET REPORT May 26 - June 1, 2020 When negotiating, many listing agents make it a rule never to accept the first offer. And they have their reasons. For one thing, if you don’t make a counter-offer, you will never know if you got the best deal you could. Also, if the buyers’ first offer is accepted, they may wonder if it was too generous and they may hesitate in following through with the rest of the deal. However, there are exceptions to every rule. Sometim...es there are reasons to accept the first offer. For instance, most agents know that, in any market, there are buyers who have been unable to find what they’re looking for. These buyers become highly motivated. They’re often the first to view the home and they sometimes make surprisingly good first offers. A good listing agent studies the market and knows the value of the seller’s home. They know when an offer is so favourable that it’s better to accept it than to risk losing the buyer with a counter-offer. SUNSHINE COAST MARKET REPORT May 19-25, 2020 Negotiation is all about give and take, and concessions are an integral part of this process. The other side in any negotiation will make concessions only if you are prepared to make some of your own. This is why, unless they’re in competing offers, most professional negotiators will almost always open with a lot less than their best offer. This allows them the room they need to make concessions and keep the negotiations going, so ...they can discover the other side’s bottom line. However, there’s a balance which negotiators must find. It’s one thing to be stingy when offering or counter-offering, but you also need to be perceived as reasonable, or the other side may not respond at all. After all, it’s pretty difficult to negotiate and use concessions strategically if the other side loses faith in your intentions and walks away. Guiding you through real estate negotiations is perhaps our most important and most underrated skill. SUNSHINE COAST MARKET REPORT April 28-May 4, 2020 The sales statistics for April are in and we’re now seeing the impact of the C-19 pandemic. There were 26 sales of detached housing, down from 44 sales in March, and also down from 29 sales in April of 2019. This is only the 2nd month in the last 6 where the sales total is down from last year. The Benchmark Price that is, the price of an average home in an average area increased 1.3% to $576,600. How can activity drop and ...prices rise? There’s a shortage of listings in the $600K range and that supports prices, even though activity is down. Up until last month, attached sales had been our most consistent sector. However, there were just 3 sales last month vs 14 in March, and 34 sales YTD vs 51 last year. With land, for the first time in memory, there were no sales at all last month. While the Board does not provide a Benchmark Price for attached or land, we are detecting signs of downward pressure for both sectors. Do you have a house to sell? SUNSHINE COAST MARKET REPORT April 21-27, 2020 Listing and selling a home during the C-19 situation does pose problems. But fortunately, technology is providing options. While we cannot completely eliminate all in-person visits to your home, we can certainly minimize them. For instance, we can inspect the home, take pictures, take measurements, and even do a virtual tour, all with 1 visit. The listing and other documentation can be signed electronically and from there, most o...f the information a buyer needs will be available on-line through MLS. Exterior view, interior pic’s, floor plan, property diagram, title search, virtual tour most buyers will be able to tell if they like the home or not without setting a foot inside. Offers and counter-offers can be done using email and electronic signatures. Skype, Zoom and other tools can help agents provide face-to-face communication if needed. And contracts can made ‘subject to viewing’, so the buyer may need only 1 visit to confirm the sale.
