I'm feeling this excited today! After a busy weekend I'm doing a happy dance for clients who have conditionally bought their first home! As a Realtor, I get super invested in my clients having a successful outcome. It's why I do what I do. These are my feet. But this is a post about mortgages. Whaaaaaat the heck are you up to now, Jenny? This is from my most recent trip to Arizona, for my mom's wedding. On our second last day, the gals went to visit the Stupa in Sedona, to feel a bit of peace, to connect with our spirits and the earth, all while surrounded by beauty. The Stupa (@kunzangpalyulcholing) was built to help people during times of turmoil and turbulence, or at lea...st that was my very basic understanding. Turbulent times come in all shapes and sizes. They can be the result of a sick loved one, the death of someone close to you, the loss of a job, or a divorce. When I went through my divorce it was a time of upheaval and change. And we *didn't* have kids. And we were as amicable as people trying to disentangle their lives could be. I can't even imagine how much more difficult it is for parents going through the same thing. If you're making child or spousal support payments post break-up, the broker channel is your best bet for some home security. The reason? Most banks view support as a liability (the same as a car payment, credit card, etc...), but some lenders will take the support payment off the clients income. It's a subtle change, but makes a big difference to the ratios. My fave mortgage guro @jim_steffler had the Total Debt Service ratio on a recent file swing 5% when support was taken off their income - which was the difference between the deal qualifying. You might not be able to travel to the Stupa during your turbulent time, but talking to the right mortgage agent could bring you some peace of mind when it comes to buying a new home or re-negotiating your mortgage. I've spent my life cultivating a space for myself that IS happy, that IS welcoming. And being able to help others achieve this for themselves is such a privileged. This is me. Or at least one version of me. On social, it's so easy to present ourselves in a positive light all the time. (I mean seriously, I'm literally glowing here.) But this is just a moment in time. The last week I both laughed and cried. I danced and curled into a ball. I spent time with friends in nature and I spent time hiding from the world. I basically felt all the feels. This winter was a tough one for my mental health, and the more I talk with ...people, the more I know that I'm not alone in feeling blah/depressed/uncertain/out-of-sorts. But now it's summer, and the sun is starting to shine a wee bit more, and so is my spirit. Some days, at least. Why am I sharing this? Because I want you to know that I'm human. Sometimes, when I tell people that I'm a Realtor, they get a look on their face. You know, like something smells, and that something is me. But I'm just a person. I'm just like you. I work hard at being a good friend, daughter, sister, aunt, colleague. I work hard at learning and sharing and supporting and being there for the people around me. And sometimes I fail. I lost out on an offer this week and I cried for an hour because we were so close and it was such a great house for my clients. When I work with people, I work hard. I become invested.
