I am always surprised by the number of people that think we charge a fee. If you are looking for a private lender (non conventional lending) then there could be additional fees but otherwise you will be happy to know you do not pay us to get you the best mortgage.

The top reason I see the insurers declining deals lately is for lack of own downpayment and savings. They are wanting to see at least a portion of the downpayment your own savings (this means accumulated from pay cheques or has been in your account for 90 days or more) and some savings in addition for fallback just in case something like COVID hits again. If you have money that you have been saving for a downpayment that isn't in your bank account get it in your account at least 90 days before you want to purchase. They won't allow a picture of a jar with money in it as proof of downpayment unfortunately ;) As always, contact me for questions.

Often clients are unsure of how long they need to be at a job for before we can use the income to qualify for a mortgage. As long as you have guaranteed hours and you are not on probation with the company we can use the guaranteed hours as soon as a month after you have started the job. If your hours are not guaranteed or you need overtime hours to qualify then you need to be at the job for two years as we then need to use a two year average. If you are a salary employee then as long as you are not on probation we can use the entire salary after you start the position. Message, or call for any questions.

Welcome to 2021! I wish I could say that I felt we could leave the events of 2020 in the past and never look back.....however it is looking like we are starting 2021 just the way we all loved 2020. However let's all try to think of two great things that happened in 2020! 2020 was not all bad for me, a few great things that happened in 2020 for me were, Business! was amazing and my best year yet! Thanks to my amazing clients. I took a couple amazing family vacations, one in ...particular before covid happened that was a once in a life time trip with my kids and two of their grandparents to Disney World and on a Disney Cruise, after the events of 2020 I don't think I would get either back on a cruise ship again or back to Disney, this trip was truly meant to happen before COVID hit and so grateful for it. In the mortgage world, rates could not be better! and no one living today can ever say they have seen them this low. 2021 does not look like it will change in that area. If you are coming up for renewal or currently paying 2.5 or higher make sure to give me a call or message to look at switching to a lender with a amazing rate. We are looking at as low as 1.69% right now depending on your situation and current mortgage. The purchase market held very strong over the Christmas season which has not been the case in some years before, things are moving, people are buying, both first homes and upgrading. I know I have said it before but just another reminder to anyone looking to buy a house or even have the thought crossing their mind. Please if you need a new truck/vehicle come get the house first! After you have the mortgage it is much easier to get a vehicle loan than getting a huge vehicle loan and then trying to get approved for the mortgage. Insurers (less than 20% down) are tight right now and with high consumer debt and no savings it is a massive struggle...so save the vehicle loan for after you buy the house if at all possible. You can even call me before you pull the trigger on the vehicle to run numbers and see where you stand before deciding.
