Congrats to a very special couple on the purchase of their first home together. Everything is meant to happen when it's the right home and the right time. Story time! This one is special to me. These sellers unfortunately were impacted by COVID-19 with their business and as such were forced to sell their home. This was already a stressful situation for them, just seeing the look on their faces when discussing packing, prep and staging to go on the market looked daunting to them. Juggling their business, kids, dogs etc..... In an effort to create as much buzz and exposure for the home prior to MLS, I put my listings up on Brokerbay. Brokerbay is a database used by many of the big box brokerages in Toronto and the GTA to advertise properties "coming soon" as well as "exclusive" or off-market opportunities. I use this tool for pre-MLS exposure while we prep the home. After one day on Brokerbay I got a call from an agent with a desperate buyer who had been competing time and time again and losing on countless homes. They were ready to pay over seller's expectation as they were soon to be homeless. In normal circumstances I would have automatically said no, I'm sorry we'll be going on MLS to expose it to the masses. However, in speaking with the sellers, knowing how hard this was on them I gave them the option and they were overjoyed and so relieved! The Sellers were able to get a record price for the area, and the buyer was able to get the home of her dreams while not having to compete with every other buyer.
