Great video showing how to calculate carrying costs and closing costs on buying $732,000 townhouse in GTA (Toronto)

Alexandra Botyuk 13.10.2020

One of the frequently asked questions by the buyers is how much my monthly costs will be on the property. This video shows the tool that you can use to estimate your costs. It also shows how much you have to put aside for closing costs. This example is on $732,000 townhouse in Toronto. Fell free to reach out to me to go over your numbers together, I am always happy to guide and assist! 647-271-4402

Airbnb and Short-Term Rentals Temporarily Banned In an effort to stop the community spread of COVID-19, the Ontario government has temporarily banned Short-Term Rentals (such as Airbnb) during the pandemic. Hotels, motels and student residences are not impacted and are allowed to remain open. This was part of the updated list of essential businesses that came into effect on April 4. According to the provincial ruling, short-term rentals are only permitted for individuals who... are in need of housing during the emergency period. Although the language is generic and somewhat confusing as to what qualifies as individuals in need of housing, it seems that hosts of short-term rentals would not be prevented from renting their properties to long-term tenants to generate revenue, but the province is signalling that it is serious about shutting down party rentals and non-essential travel. To view the updated list of essential businesses, including the reference to short-term rentals, please check the https://files.ontario.ca/solgen-oic-closure-nonessential-bu See more

Great news! 2020 Property Tax Assessment has been postponed for 1 more year. 2020 Assessment Update The Ontario government has announced that the 2020 Assessment Update has been postponed. They have indicated that property assessments for the 2021 property tax year will continue to be based on the fully phased-in January 1, 2016 current values. This means your property assessment for the 2021 property tax year will be the same as the 2020 tax year, unless there have been ch...Continue reading

Im reaching out to all landlords that might have received a letter from your tenants asking for non-payment of rent. I have consulted with Ivanna Iwasykiw from KPA Lawyers re this landlord and tenant matter and we compiled a sample letter that has a mutually beneficial offer for both parties. If you are interested in getting a copy please message me your email and I will send it to you: This is the start: "These are tough times for everyone, and especially for those who lost their jobs. We do understand the situation you're facing, and we would like to find a mutually supportive way of dealing with this situation together"

From RECO this morning ... COVID-19 - Showings and Open Houses The World Health Organization (WHO) has assessed COVID-19 as a global pandemic, and the province of Ontario has declared a state of emergency.... Everyone has a role to play in reducing the impact of COVID-19. Real estate trades typically involve a significant amount of personal contact, particularly during showings, open houses, and in-person client communications. However, in the current environment, public health authorities are strongly encouraging social distancing. This is advice that should be taken seriously by every professional that works with the public. It's particularly important to understand how COVID-19 spreads and how to reduce the risk of illness. Guidance for Open Houses and Showings As a registered professional, it is your duty to support your clients in making an informed choice about hosting or attending open houses and showings. Speak openly and honestly with your clients so that they can weigh the risks against the possible marketing benefits. In making that decision, they will want to consider the area of the province they are in, and the advice of health authorities (local, provincial and federal). This is particularly important for clients who are in high-risk groups, such as the elderly and those with compromised immune systems. They should also understand that there are alternative online and virtual marketing opportunities for sellers that can easily be accessed by buyers. Though it is your client's decision whether to hold an open house, you can decline to proceed if you are not comfortable with the risk to your health. As always, you should discuss the services you are prepared to offer with your clients. In addition, before a showing or open house, you should seek to confirm whether any occupants of the property (owners or tenants) are ill, under self-isolation, have recently travelled out of the country or may have been exposed to COVID-19.

When we sip our Sunday coffee we rarely know who will come and what questions will be on the table. Last Coffee meeting we had a question about small commercial lease space from the owner, a question re coming up closing on a preconstruction condo and quite a standard question from a young couple who are getting ready to buy their first property. Real Estate questions quite often can be answered right away but it is a first step in the journey of Buying, Selling or Renting.... What I love about my work it's a challenge of finding the best way of helping every single client. Mortgage questions can be answered partially based on the numbers provided and a committed answer can be provided only when a full package is sent after the coffee. We are here to help and guide but the one person who is in charge of your situation is you! Looking forward to great conversations on Mar 1st at Starbucks at Kipling and Evans between 11am and 1pm Come join us!

Depending on the condition of the house, renovation can be a major expense. However, this can also present real estate investors with significant opportunities. For those with the right know-how and a good eye for investment properties, homes in need of renovation can be reworked and then flipped for a profit. So how can these investors help you? Part of that depends on exactly what it is you’re looking for, and whether you’re a potential buyer or you’re looking to sell a property that’s in need of repairs. https://blog.homekeepr.com/renovation-investors-and-you

There was an extensive study of Yale graduates of 1953. The study was done to trace the importance of goals in the life of the graduates. 3% had put their goals in writing 97% had incomplete goals or none at all Twenty years later... The 3% who set goals had greater income than the other 97% combined. I have been doing this exercise for 4 years and it works. Do I achieve all my goals in the timeframe set? - No. Do I achieve the majority of my goals - Yes. Sometimes my goals are so high it takes a few years to reach them, sometimes I don't even realize how the circumstances worked themselves out so I reached them without any effort. Hope you can make it to this amazing event!

According to the newly released November 2019 stats from The Toronto Real Estate Board (TREB), home sales in November rose 14.2 per cent from a year ago, with 7,090 homes sold and purchased within the month. "Strong population growth in the GTA coupled with declining negotiated mortgage rates resulted in sales accounting for a greater share of listings in November and throughout the second half of 2019," said Jason Mercer, TREB’s Chief Market Analyst, in a statement. A lack... of supply in the housing market also helped increase home prices, as new listings were down by 17.9 per cent. #longtermholdinvestment #BuyWithAlex #AlexBotyukRealtor #AlexBotyukGTArealtor #BuyHomeWithAlex #AlexBotyukEvents #FirstTimeHomeBuyer #AskTheRealtor

THE PERFECT TIME which never comes What’s the best time to buy a condo (to invest in real estate, to rent a home, etc.) in Toronto? is one of the most common questions in my job.... But the best time in most of cases is not about the time. It depends on many factors. And it do depends on you. Are you really ready to buy? Than the best time was yesterday, but the second best time is right now! And to know that you are really ready, ask yourself these 3 questions: Do you already have a down payment? Can you handle the payments? Are you ready to be the owner? And if the first two can be calculated, the third is about your readiness to repair, renew and pay extra annual fees. So, are you ready? INFLATION RATE TRENDS In January 2019, Total CPI inflation stood at 1.4% and grew to 2.4% in May. Canada’s annual inflation rate now sits at comfortable 1.9%. It dipped as a result of cheaper energy. Canada’s economy has been resilient even as trade wars have added significant uncertainty to other global economies. Given the lower than expected GDP growth numbers recently released, mainly as a result of declining energy prices.... Statistics Canada said when energy and food prices are excluded, the inflation rate rose 2.1% in September on a one-year basis. Food and energy comprise almost 23% of the CPI basket of goods. Excluding the price of gasoline, inflation climbed 2.4%. Shelter costs rose 2.3%, on increases in mortgage payments and rent. Food prices climbed 3.7%.
