How is it already almost mid September?! The Residential Real Estate market has been intertesting to watch throughout 2020 to say the least! With the Pandemic hitting all industries hard in the Spring it seems to have pushed the demand for real estate into the summer months. August saw record gains compared to the same time last year with the volume of sales up 40% and prices jumping up over 20% across the Great Toronto Area. ... The resale condominium market also saw price gains of over 13% with the volume of sales up over 10%! For a market that was thought to slow down as investors were predicted to exit the market these numbers show the true resilience of the Toronto Real Estate market!! With the official start to fall around the corner, the coming months are expected to be even busier than the summer and we have certainly seen that throughout the beginning of September. More buyers have returned to the city from summer vacation increasing the demand and inevitably driving up prices. STATS ARE IN FOR JULY July 2020 has been the month where the pent up demand for residential real estate really let loose. Sales of all home types were up 29.5% for the month over July of last year with prices up almost 17% respectively. The number of homes available for sale were down just over 16% putting upward pressure on prices due to the overall demand. ... Condominium prices remained strong with prices up almost 9% and sales volume up 6% for the month. Inventory of available condos for sale jumped almost 50% due to many reasons but one that stands out is the changes in the rules/laws surrounding short-term rentals in the GTA and the overall limited number of visitors to the area. Those who would normally use a short-term rental have not been using the service, therefore owners/investors of such units have now decided to sell, adding to a greater number of condos for sale. Even with the greater number of condos available, price appreciation has remained constant due to continued demand. This new reality is not one that any of us could have anticipated, however the entering of Stage 3 has allowed more businesses to resume, families to see one another, celebrations to occur (albeit a modified version) and a clear resurgence of consumer confidence in our city’s Real Estate market. If you’ve been in Toronto for the last few weeks you know that summer has finally arrived and it’s looking to be a hot one!! The weather is not the only thing that is super hot right now...the residential real estate market continues to progress with the volume of sales creeping up and prices rising at an even faster pace. In June prices rose 10% for the year and were up 12% over June 2019. Supply continues to be the driving force for price growth in our city with invento...ry being down by almost 30% over June 2019. Demand for Condominiums has also come back with volume of sales steadily increasing. Overall sales volume is still down approximately 16% over last June, however, prices have still found a way to appreciate, and are up 7%. Many of you who have been watching the headlines are reading Real Estate Down by 70% ...let’s take a moment to understand the numbers before jumping to conclusions. The Toronto Regional Real Estate Board released numbers for the first 2 weeks of April, and to no surprise they are on the decline (we are in the midst of a Global Health Crisis). The NUMBER OF TRANSACTIONS (not to be mistaken with price) have dropped by 69%, while NEW LISTINGS are down by 63.7%. For the ac...tual Sales which have been occurring, TRREB has reported an AVERAGE SALE PRICE decline of only 1.5% compared to April 2019.
