A Note From Mortgage Brokers: We just wanted to Reach out to give you an update on the somewhat Volatile Mortgage Market this year. Even with the Challenges we have all endured this year, for many of us it was still a very Busy and Productive year. Currently this is where the Mortgage Market is Standing.... Insurers CMHC has returned to the fold with Sagen (formerly Genworth) and Canada Guaranty in order to offer full Insured Products again at full Qualification Rates. Currently for Insured Mortgages that is GDS (Gross Debt Service) of 39% and TDS (Total Debt Service) of 44% Rates- Mortgage Rates are still at an all-time Low with Fixed Rates still available in the 2.00% Range and Variable as low as 1.25% Range. Fixed rates have been climbing due to an Increasing Bond Market, and the Bank of Canada is indicating a Raise in Prime in 2022 that will increase Variable rates when that occurs. Please Communicate with Your Buyers that are in a Holding pattern that these rate increases are Inevitable. That's all, have a great Tuesday everyone!
