New Blog Post ICE DAMS: The icicles hanging from the roof may look pleasing, but in actual they are evidence of an issue called ice dams. Ice dams cause water damage to the house. Water stains on walls and ceilings, wet insulation, mold and mildew growth, damaged sheathing and roof structure, warped floors, damaged gutters etc., are the results of ice dams. How Ice Dams Form: The snow on the roof melts by hot air inside the attic. This melted snow then runs down, and it freez...es again when it reaches the lower part (roof overhang/eaves) of the roof because this part is cold underneath. The formation of ice on the eaves is known as ice dams. This melted snow also turns into icicles near the roof edges. With time, a big dam of ice forms near the edge of the roof. The melted snow will eventually start to back up. The shingles are designed and laid in a way that they shed (they are not watertight like flat roof membranes) water from the roof, but when the water begins to flow backward/upward, it eventually seep under the shingles and from there, it enters the house and causes damages. Causes: 1. Lower amount of attic insulation: It leads to more heat loss and contributes to higher attic temperature. 2. Air leakage from the house into the attic space: Air leak can be through attic access hatch if not correctly sealed, the gap between the walls and ceilings, through ceiling lights, whole house fan, chimney penetrations, holes etc. 3. Inadequate attic ventilation: The best practice is that the air enters from the lower outer part (soffits vents) of the roof and evacuate from the top (maximum or ridge vents). The cold air (from the outside) entering the attic will prevent the hot air (leaking into the house) from melting the snow. Preventions: 1. Install underlayment (a watertight membrane that prevents the water that seeped under roofing shingles from entering the house) 2. Install drip edge flashing (a flashing installed near the roof edge) 3. Add or increase the attic insulation. 4. Improve attic ventilation. 5. Seal any hot air leakage from the house into the attic 6. Install heating cables on eaves Amandeep Singh https://amanhomeinspection.ca/ice-dams-causes-preventions/ See more

What is GFCI and how does it work? GFCI stands for Ground Fault Circuit Interrupter. It detects the interruption in the flow of electric current. For example, let’s suppose 1 amp is flowing through the black (hot) wire, but only 0.995 amp is coming back through the white (neutral)wire. It means 0.005 amps (5 milliamps) current is leaking somewhere else. That somewhere else could be your body. The GFCI senses that difference in current and quickly shut-off the circuit (within ...20-30 milliseconds), significantly reducing any possible human tissue damage from leaking current. FYI: The current as low as 10 milliamps can freeze human tissues, which means you will not be able to let go the object causing shock. Only 2 seconds at that level of current can cause death. Where to provide GFCI? Current codes require GFCI where the water can come into contact with electricity. This includes receptacles for bathrooms, kitchens, outdoor (within 8 feet of ground), wet bars, laundry tubs, spas and hot tubs, whirlpool baths, swimming pools and unfinished basements. How to identify a GFCI? A GFCI outlet can be easily identified by the TEST and RESET buttons on the outlet. What should I do as a homeowner? The very first thing that you have to do is to make sure that your house has ground fault protection at desirable locations. The second thing you have to make sure the device is working correctly. How to test if the GFCI is working? You can buy an electric circuit tester from any home reno store, or you can plug something into the outlet, such as a phone charger or hairdryer and then press the test button on the receptacle. If the device stops working, your receptacle is wired correctly and is in good working condition. Do not forget to reset the receptacle and make sure the power is back on. Some older outlets do not reset after testing, which means you need a new outlet. Note: If the outlet trips very often, contact the certified electrician. https://amanhomeinspection.ca/can-gfci-protect-you-from-sh/ 26 December 2020 Written By: Amandeep Singh (Aman Home Inspection) M.Eng Civil Engg. Quebec Government giving money to homeowners: I want to share information with the homeowners of single-family homes, duplexes or triplexes. In Quebec, there's a program called Renoclimat, which offers financial aid to improve the energy efficiency of your dwelling. Usually, they charge $150-250 for inspection (to calculate the energy rating of your house) but they are offering it for free until December 31. From the inspection, they will calculate how much you can be eligi...ble for in order to do the improvements. My friend told me about this program today, then I did some research and found that it is worth sharing it with you people. I hope you can benefit from this program. Money is just an incentive but the main goal is to save the environment. During my university time, we did a project on Carbon Footprint and Green House Gases (GHG) and I have a good understanding of how these emissions are ruining our environment. Air is one of the great gifts that mother nature offers us and as responsible citizens, each one of us has an obligation to protect it. So let's start it today from our house. How much better it could be when we get some capital incentive to save the environment. Again I request you don't do it for money, do it for our coming generations and please don't misuse or abuse it. Home Maintenance - Caulking What is caulking/sealant? Caulking/sealant is a bead of (silicon, latex/acrylic, polyurethane, butyl/rubber) specific material that seals the penetrations, gaps, cracks and material intersections. In actual caulk and sealant are two different names used interchangeably, but there is a difference in elasticity. Sealants (for example, silicon) are more elastic than caulks (latex/acrylic). For the sake of simplicity, we are using the word caulking her...Continue reading

It’s time to clean the gutters Before we get into when to clean the gutters, it's important to understand why they are there. What gutters do: Gutters collect the water from the roof and discharge it away from the foundation with the help of downspouts, extensions and splash blocks. If the gutters are blocked with leaves, branches, debris and dirt, the water will start overflowing the gutters, or it will go under the roof shingles and get into your attic and then into y...our home through ceilings and walls. Always remember one thing "water is the biggest enemy of the house." It can cause your roof and foundation to leak, can damage windows and doors. It can erode the soil around your house, which produces a negative slope towards the property, which invites water to seep into your basement. I am sure you don't like the wet basement. Water is a breeding ground for insects, bugs, rodents, and bees. And what about the mold and mildew. When and how often to clean the gutter: It depends on the quantity of rainwater and the proximity of leafy trees near your house. As a general rule of thumb, at least twice a year. The first and most important time is at the end of the fall season. The second best time to clean them is springtime. Consider checking them more often if you have many trees around the house. Caution! If you are climbing on the ladder or walking on the roof to clean the gutters, it could be very dangerous. Every year hundreds of people get injured/died falling from roofs/ladders. We advise you to hire a professional to clean them. https://amanhomeinspection.ca/it-is-time-to-clean-the-gutt/ November 3, 2020 Writer: Amandeep Singh Aman Home Inspection
