The bath bombs and soaps feels so great on the skin.. they’re all amazing especially the carrot, eucalyptus and honey oatmeal soaps. Love the fact that it’s natural and so moisturizing! Mortgage Vs HELOC Tips: When a client says I don’t have a mortgage then the Mortgage Broker must ask - do you have a Home equity line of credit ( HELOC) ? Some ...clients have the assumption that they owe nothing on their property without realizing their HELOC is registered on the property - It is a secured debt. The difference with a Mortgage vs a HELOC: 1. HELOC is a revolving credit meaning that you can draw back what you’ve paid as it’s a line of credit whereas a mortgage is not revolving and you cannot withdraw what you paid however both are registered on the property so your property is encumbered and when you’re applying for a mortgage the payment will be taken into the debt servicing ratios from a HELOC as well. 2. HELOC is always registered on your credit report whereas a mortgage is not always registered on your credit report. Some lenders will register a mortgage and some don’t. Typically through the brokers channel most of the time - it is not. However a HELOC is always registered on the credit bureau. 3. When obtaining a mortgage, most lenders will not take your minimum monthly payment nor your interest payment on your HELOC. Example You own a home that has a HELOC and purchasing another property - the lender will calculate the payment using the stress test qualifying rate which is currently at 4.79% on the limit of your HELOC so they’ll not use the balance you’re owing but the ACTUAL LIMIT at 4.79% amortized over 25 years to come up with a monthly payment - this is the payment that wlll be used in the debt ratios. Why lenders will calculate the payment using the stress test on the limit of the HELOC and not the actual balance owing ? This is because a person can always utilize/ max out their credit limit as it’s available for withdrawal at any time. Not all lenders does the above calculation but majority does especially the A lenders ( Banks) eg. TD. It is important to know this as you may have $200 as your interest payment on a HELOC but with the above calculation could throw the ratios out of line. When obtaining a pre- approval or a mortgage, ensure you work with a professional mortgage broker who is knowledgeable about their lenders products and can evaluate your situation for an approval. I’ve been in the mortgage business since 2001 and I can pick up when someone story doesn’t add up or when they’re trying to pass off a document that is not legi...ble. I will have no issues to exit myself from a transaction due to discrepancies and lack of transparency regardless if you’re a relative, friend, acquaintance or a stranger that’s in desperate need of finance. I have worked very hard and it was an uphill battle to build myself up so if anyone have the audacity to compromise my integrity and my company, I will not think twice to dissolve the relationship. All I expect is transparency and allow me to do my job in structuring your file for approval. I don’t tolerate any disrespectful and demeaning attitude from clients either as we are not your slaves. DOWN-PAYMENT OPTIONS: Buyers need to show their down payment + closing cost. In addition to the downpayment, you need to show 1.5% of the purchase price for cl...osing cost even though you may not use it all. 1. All lenders require 90 days history of down payment unless it’s gifted from an immediate family member or borrowed down payment under our flex product on exception or if you sold an item and received a lump sum amount. If you sold an item then you need to have the bill of sale, confirmation of payment from the person who bought your item and confirmation of deposit to your bank account. 2. Large sum of deposit - lenders need to know the source it came from. If from a client then a copy of the cheque the client wrote to you and the invoice is required also confirmation of deposit to your account 3. If it’s a gift - gifted down payment can only be from immediate family member - copy of the cheque, gift letter and confirmation of deposit to the borrowers account. The birth certificate may be required for the ( donor) person gifting the funds, and in some cases - verification of the funds from the donors account is required if the lender have any doubt that it’s not an immediate family member. 4. If coming from one of your own account that you may have transferred money from or wrote a cheque or made a draft from - lenders need to see the 90 days bank statement history of the account you’ve transferred the money from or wrote the cheque from. 5. If you sold a vehicle / jewelry or any items - lenders require a bill of sale , invoice/ receipt , copy of the cheque or email transfer or transfer however you got the money from the buyer, you need to provide confirmation and confirmation of your bank account showing the deposit. If you got few hundred dollars as cash that’s fine once the bill of sale denoted that, but it’ll not be acceptable if cash is received in large sums eg. $5000 +. 6. If you collected money in lump sum that was owed to you from someone then the lender will need confirmation of the cheque that is repaid to you. The lender will also ask for confirmation of the transaction when you loaned the money to the person. Also if there was any agreement in place then they’ll ask for that as well. 7. Sale of an existing property - confirmation of the firm purchase and sale agreement and lawyers trust ledger / Statement of adjustment 8. Settlement from divorce or accident or court case or whatever type of settlement - confirmation of documents related to the settlement and copy of the draft or cheque also confirmation of the deposit to your account. 9. Inheritance from family - confirmation of inheritance / agreement / cheque 10. Money from another country - some countries are deemed as sanction so lenders will not accept any funds from such countries. However if the wire transfer is coming from a country that is not on the sanction list for eg INDIA - then the lender will need to see confirmation of funds in the donors account from India maybe a bank book or the bank can stamp the gift letter and sign it , wire transfer confirmation and confirmation of deposit to your account here. 11. FLEX Product - Borrowed down payment is typically not acceptable to any lenders except on a Flex product that we have on exception. ******The lender will always need satisfactory paper trail as confirmation for the source of funds. Doctors don’t advise of this unless you feel something is really wrong or if something already happened to you. Don’t wait for something to happen before doing ...this please as typically that’s when these test eg for a CA125 is done. These two test should have been a mandatory one that everyone should do. Some of you may have done it already but if not, my suggestion is to get it done and recommend that your family/ friends do it. Speak with your doctor. 1. CA 125 - will pick up any cyst/ cancer risk/ signs of cancer, tumor, protein in your blood, pick up any masses etc. 2. Genetic testing - mutated genes - any genetic condition, if you’re at risk for developing anything, passing it on, suspected for anything etc. An appointment can take months. Ask your doctor even if you feel okay. Don’t be afraid. It’s best to know if there’s a problem or potential risk so that you can tackle it ahead of time before it takes control and consume you.
