5 Tips For Negotiating a Mortgage When it comes to buying your first home, negotiating a mortgage can seem like the least fun and most complicated part of the process. Follow these 5 expert-approved tips to make you a better negotiator! 1. Know your long-term goals... Ask yourself: How long do you anticipate on living in this property? Will your life dramatically change in the next few years? How stable is your income? This step helps you identify what needs you might have so you know the characteristics to look for in a mortgage product. 2. Know your credit score Before you walk into your bank, know your credit score. It’s critical in determining your mortgage amount. If your credit score is good, work to maintain that high level! If your score isn’t so good, talk to your bank about ways to improve that score. 3. Be prepared Once you have thought about your own needs, do research before you talk to your mortgage specialist. Find out what the posted interest rate is and look up mortgage options with different lenders. You want to be prepared so you can have a discussion about options and what the ideal mortgage is for you. 4. Don’t focus on interest rates Of course you want to score the lowest interest rate when negotiating, but focusing on the interest rate percentage is the biggest mistake among first-time home buyers. People often don’t realize there are other factors to consider. Remember, mortgages are a product and the interest rate is only a feature. 5. Shop around Before you sign any papers, talk to other mortgage specialists and banks. A bank can only offer you the products they have with lack of flexibility, which might not be a fit for you. A mortgage broker can seek the most optimal mortgage solution for you by reviewing several lenders at once which will save you time and provide you with a range of options that are not offered by traditional banks. Reasons to add residential real estate to your portfolio: . . . . . . . . . . 1) Appreciation - while home values fluctuate in different markets, they generally appreciate at least 4% annually. Keep in mind the appreciation is on the entire home value, not just your investment, so your actual appreciation rate is considerably higher. For example, if you purchase a $100,000 house with a 20% down payment, or $20,000, and the property appreciates 4% in one year, the new value i...s $104,000. But a $4,000 appreciation on your investment of just $20,000 is a 20% rate of appreciation. . . . . . . . . . . 2) Tax Benefits - your tax advisor can help you determine eligible tax deductions on your investment property, which generally includes interest on mortgage, property taxes, depreciation, and operating costs, such as repairs and maintenance. . . . . . . . . . . 3) Tenant-paid Mortgage - as you mortgage value is reduced, you’re building equity in the property for a future sale or to borrow against and buy another property. Best of all, the mortgage payments are covered by your renters, rather than coming out of your pocket. . . . . . . . . . . 4) Cash Flow - depending on your expenses, you can usually generate positive cash flow from the rent you charge. This is even easier when mortgage rates are low since that keeps your costs lower. . . . . . . . . . . #intelligentlending #mortgages #mortgagebroker #mortgageexpert #mortgagesavings #investmentproperty #rentalproperty #appreciation #taxbenefits #tenant #paid #mortgage #cashflow
