And we have a FIRM sale on this beautiful home in the community of Morningside in Airdrie! When I first met my client, we had a discussion about her near future plans to list her current home and search for a more functional home for her and her family. We agreed to follow up soon and start the process. Two days later I get a text from her... 'I've found a home I want to see, could we look at it today?' We did, she fell in love, decision made! ... Wish it were that easy, but it wasn't... the home, was already Conditionally Sold to another! Disappointed, we discussed a back up offer. In my conversations with the listing realtor I learned the first day this home was listed, it was conditionally sold, but that offer fell through; listed again and sold again - same day, and in a bidding war. Now conditionally sold for the second time, we were the third potential offer, if we decided to move forward with a back up. The likelihood of us having the opportunity to purchase, not great, but after confirming there were no other back up offers, we submitted a competitive offer, which was accepted, and waited. I think I checked the status of that property twice a day for 2 weeks to see it had moved from 'pending' to 'sold' and kept my client in the loop. Daily... still 'pending' so there was still a chance it would come to us. Then I got the call - 9 pm on a Thursday night! The second deal fell through and we were up, the house was hers! Making that call to my client was fantastic. I couldn't contain my excitement and neither could she. Her children started picking out which bedrooms were going to be theirs! We quickly moved through the Conditions and the deal became FIRM! They move in a few weeks! Homes moving very quickly and anything can happen. Low interest rates, and low inventory have created the perfect storm for an incredibly competitive market. Another day, another Conditional Sale! My client came to me with very specific criteria of 'must haves' for his new home. I was able to narrow down his search to meet those needs and help quickly identify which homes to focus on, but finding the home was only half the challenge! The other challenge was being first, which we weren't, when we went to make an offer on this home! ... After our first tour of homes, we thought we'd found the perfect home, only to discover it was already conditionally sold. We considered a backup offer, but my research revealed there were some less than ideal financial obligations that would be acquired with a purchase. Disappointed, we decided to pass and keep hunting. We discussed our strategy and decided to move forward into a competing offer situation. Armed with a plan, we proceeded. Well, guess what... the other buyers didn’t want to play, and we happily became the only offer that night, which was received and accepted in minutes, and my client couldn't be more thrilled! Right now, homes are in short supply, and those great finds are in even shorter supply!
