WHAT PRICE TO OFFER IN MULTIPLES 2021 Real Estate Market started off how it ended.. With a Bang Homes listed in January sold quickly and over list price... As we move forward, more and more buyers are left empty handed and disappointed. Sometimes that is inevitable. If you cannot offer higher or do not see that value in offering a higher price.. then you will lose that home. Tips to Consider when bidding in Multiples Know your maximum price you are wiling to pay to either win or lose that home Depending on how many offers that are registered on that property, go in with that max price - Holding back can create a risk of losing it. For example: If there are 10 offers on a home, the Listing Agent will most likely only work with the top 2 or 3 offers and let the others go. You want to be in that top 3 Presenting a Firm offer - no conditions - is also favourable to any seller. And to sweeten the deal, come prepared with a bank draft holding your deposit AND.. sometimes its always nice to either write a letter or send a video message with your offer. Most home owners are very emotional when selling their home. A lot of memories were made there and although they are willingly moving on, its a bittersweet moment. ITS HOCKEY NIGHT IN CANADA Throwback a few years when we ran into Mr Wendel Clark at the former ACC. Good old days when we could go watch a live game. Recently in Barcelona, they did a COVID study. 1000 people volunteered to go to an indoor concert event. All participants wore masks the entire time. They had to quarantine for 8 days and then get a COVID test. Their results: Not one participant had a positive result. They did h...ave 3 people test positive who were part of the crew, but nothing more That is great news. LIFE GIVES TO THE GIVER This is my Read for the Month. I have dedicated try and read one book a month. I am half way through this book by Joe Polish which he wrote for Entrepreneurs but anyone can apply this for anything they are doing.. even negotiating with your kids .. or your spouse for that matter Its a very light read but the jest of this book is to teach you how to be a well rounded entrepreneur. To stop focusing on the mone...y but instead focus on helping more people solve their problems. He talks about how the world doesn't revolve around you and to stop marketing that way. He dabbles on how to get rid of FEAR which is most people's crutch when it comes to moving forward. And how to focus to make your vision HAPPEN! All in all.. its a great read so far. Next book, I think I'm going to read Often Wrong, Never in Doubt by Donny Deutsch. Its another Book about entrepreneurship and how to be a stronger leader. What books are you reading?
