BUYING A HOUSE Seek an experienced realtor. (please share) It is interesting to see how many new listings, price reductions, cancelled and expired listings are being processed daily by the mls (Multiple Listing Service).... In all my years selling real estate, I have never experienced so many homes not selling. Reasons vary but ideally, like the majority of properties that do sell, it usually all boils down to price and condition. Many of today's sellers are still quite optimistic about the market and believe that buyers will be all over their listing. What many sellers don’t understand is that buyers today are sitting back watching the market and waiting for the right time to pounce on a house. Listings are now coming to market like never before. The market has clearly switched from a ‘sellers’ market to a ‘buyers’ market offering a tremendous selection of beautiful homes for buyers to choose from. The majority of home sales are currently selling in the $600,000 - $1,200,000 range. The governments stress test has slowed the market considerably due to the fact that all buyers need to qualify for a much larger mortgage than what they actually need. Adding 2% (stress test) on top of arranging a mortgage at 3 % can make a huge difference in what one qualifies for. Substantially more income is now required from the buyer(s) to qualify for a mortgage, which the government has put into place to protect buyers from rising rates in the future. While the concept makes sense, it has slowed the first-time buyer market considerably and these are the buyers that allow other sellers to move up into bigger, more expensive homes. A strong first-time buyers’ market is critical for a healthy real estate market. THE CURRENT REAL ESTATE MARKET? I’m getting a lot of questions lately about the direction of the market and what does 2019 look like moving forward? As mortgage... rates seem to be stable for the time being, there is certainly no shortages of listings available to purchase. So what seems to be holding up the market? As we are seeing a fair amount of sales activity in the lower price ranges, we are not currently anywhere near where we should be at this time of year as all buyers now need to qualify for mortgages, well above what they actually require. The stress test, which severely limits all buyers, but particularly first-time buyers, is certainly not helping. Many people do not realize that it is the ‘first-time’ buyers who are generally the driving force behind any active real estate market. HAPPY SPRING HERE’S WHAT'S NEW IN THE REAL ESTATE MARKET... SPRING 2019 Market Update : With winter now over, our fresh spring market is expected to get a lot ...busier over the next few months. This is a great time and a great market to consider buying a home if you have been thinking of making a change. As mortgage rates continue to remain low, there is currently lots of selection of all types of homes and price ranges and more to come. With a continuing increase of sales in the lower price ranges, we are seeing first hand that the first-time buyer’s market (instrumental in fuelling the real estate markets) is starting to increase. This is a great indication of how the market is expected to perform this year. This also helps all other market segments and price levels as people start to either up-size, down-size or look for a different type of lifestyle living altogether. When reviewing a listing of consideration, the number of days that the property has been on the market call tell us quite a bit. A well priced listing should sell within 60-90 days. If the property has been on the market for longer, then there is most likely a problem with either the price and/or the condition of the property, or perhaps the representation and marketing efforts of their realtor. It is as simple as that. The best representation for you starts with good sound advice and if followed, will provide you with the best possible results. It is expected that our real estate market will become extremely active in 2019, likely starting much earlier into the new year, as compared to most other years. The effects (or even the uncertainty) of rising interest rates has already begun to sink in and ‘kick-start’ many buyers, who have been sitting on the fence for years, to... move forward with buying a home. This intensity of buyers will continue to increase well into the new year. If possible, it is always advisable to sell a home in a Buyers’ Market and to buy a home in a Sellers’ Market. The timing of a listing is quite important in order to minimize a Sellers sale time and to successfully get the most out of both a sale and a purchase, if buying another property. What we will also find going into 2019 is that there will be a tremendous surge of listings coming to market from late March through to mid-June. For anyone planning to purchase a home, this will be the ideal time for buyers as the market will offer a much larger selection of homes to choose from and at the best possible value. Of course, for those who are thinking of selling a property, being a little ahead of this time curve if possible is recommended. Because we are in a most unusual type of market, listing a home earlier in January through March/April can be a real benefit while the competition is at its lowest and buyers are out and aggressively looking for homes to purchase. Adam Campbell's Fall market update We are now halfway through October; can you believe how fast time flies. The real estate market seems to be making a recovery at this point and this is typical. Generally following a market correction, things start to get back on track in about 6-12 months on average. There is no question that properties are now starting to move much faster. Pricing a home accurately for sale has become a key component for most successful sellers and buye...rs. While it may appear that a softening market is in play, what we are actually experiencing are house prices settling back to their actual market values. Understanding the market and what took place last year is important to recognise. During last years frenzy, the highest bidders were paying a huge financial bonus to the Sellers only for the privilege of securing that particular home. The sale prices did not accurately reflect the true market value of the home. Once that demand ceased, many people had difficulty in understanding the correction and how to properly price their homes for sale. What we are also seeing is that some of these buyers who overpaid to purchase a home last year, often by hundreds of thousands of dollars are now sitting on properties where the current values can be upwards of 200+K below what they paid for it only a year ago. While many serious sellers have come to terms with the current market values, there continues to be many overpriced listings on the market. In most cases these properties will not sell and is really just an effort by the Sellers to try and recoup losses. Over pricing a home does not help the Sellers in any way and can negatively affect the eventual outcome of a sale. Buying and Selling real estate can be an easy task for some but with fluctuating values, my recommendation is to always deal with an experienced professional! Adam Campbell's May 2018 REAL ESTATE MARKET UPDATER - What a great time to buy a house! What a great time to buy a house.. please take a minute to read...... With interest rates poised to start increasing and a real estate market offering a ton of selection, if you didn’t take advantage of the market last year, maybe now is the time to think about a move before rates start to rise?... Market conditions are currently optimum if considering buying a home. The advantage this current market offers is plenty of selection (lots of listings) and Buyers now have the ability to negotiate their offers. In the spring of 2017, sellers would not normally consider negotiating prices or accepting any conditions. in this current 2018 spring market, prices are now negotiable, condition acceptance is more commonplace (for buyer protection) and inclusions and date flexibility are now much more widely considered by Sellers. On the other hand, if you are considering selling a home, it is not likely that you will see the sale price numbers that we saw last spring however, values are still up and with increased inventory (competition among sellers), the homes that are priced right to sell are in fact selling. There are still quite a few Sellers who are trying to grasp at last years numbers and many of these homes just continue to just sit on the market unsold. This sort of adds confusion to the marketplace as list prices seem to be all over the map. Real Estate has become a little more complicated for the average person and making mistakes (overpaying or under selling) can be costly. Seek experience! There are some really great properties available for sale and more even more listings are expected to be coming to market over the next 30-60 days. I hope all is well and your looking forward to the spring and warmer weather. Following the Easter break is generally the time where many people will get out and start looking for homes. I did want to provide you with a quick market update as there are a few anomalies out there and many people are trying to make sense of values and market activity. Firstly, the stress tests the government launch this January seems to be upsetting the markets more than anticipated as it is af...fecting the amount individuals can qualify for when arranging a mortgage. This regulation can, and is, having a huge impact on the first-time buyers and what amount of mortgage they can qualify for. First time buyers are the fuel to any market as they help to push people up the house ladder into bigger and more expensive homes. As I have never been a big fan of over regulation, I do think the stress test is protection for those if interest rates rise, which they surely will do, throughout the next 1-2 years. If the US is any indication, experts there are predicting 5 increases over the next 18 months so those people who just barely qualify at a lower rate now may face even more difficulties in paying the mortgage if rates do rise substantially higher, and particularly on refinancing or renewals. How has this affected the markets? Currently the volume of sales is down about 25-30%. This will vary depending on the type of home (ie. condo’s vs detached). This will likely improve considerably once the weather breaks and more and more buyers are out looking to purchase a home in more reasonable market conditions. Locally it is very clear that the number of listings is increasing. Low listing inventory, the catalyst which ideally started the whole crazy market last year, should begin to improve considerably offering much more selection and value to buyers. Sellers also need to be realistic when pricing their homes for sale as well. There continues to be many overpriced listings on the market. Incorrectly priced, many of these homes will likely just sit and sit until their listing expires. In summary, those thinking of selling should start to get the lead out and those considering buying should start to educate themselves with the market, values and what’s trending. What Can we expect of our Real Estate Market? Why are house sales down 40%? A must read! Real Estate Update From Adam Campbell Following an unprecedented market in the early spring, the scarce supply of available listings had caused such a ‘buyer frenzy’ that many buyers were offering to pay well over the sellers asking prices (often hundreds of thousands more), just to secure the sale.... What has changed since May? I'd like to say common sense but it was clearly that the sale prices of homes were just getting so out of hand, that many buyers decided to pull back and wait out the storm. We have gone from virtually no inventory and a voracious demand in the first few months of this year to an over supply of listings and fewer active buyers. For sellers, these conditions mean that it will take a little longer to sell a home. For buyers, there are going to be opportunities. Of course many of these buyers have not disappeared for good, however there are many waiting in the wings to see what direction the market takes and what effect this oversupply will now have on home values. The market was further slowed in May when many people at that time decided to list their homes for sale. This triggered an oversupply of listings and combined with very little buyer demand; the result was a stalled market. As this change in market conditions happened literally overnight in early May of this year, any present expectations of a quick sale at a crazy price needs to be re-evaluated. Sellers in todays current market must now understand that it may take a little longer to sell their home while the market tries to absorb this large supply of new listings that are continually coming to market. Home prices will likely continue to soften into next spring. If considering selling a home in this present market, selecting a trusted and experienced realtor is your best answer. Realistic pricing is going to be the key to any successful sale and unfortunately many must now come to terms that ‘multiple offers’ and ‘over ask bids’ have become a thing of the past. Homes are indeed starting to sell much better but sharp pricing is crucial. My prediction based on over 30+ years of expertise and negotiating thousands of real estate transactions, is that we will likely see another interest rate increase and lots of listing selection creating a more balanced, realistic and affordable real estate market.
