Yay. I was finally able to get a mortgage approved that I've been working on for 2 weeks!!! It only took me going to 8 banks... Yes you heard that right. There’s absolutely no need to panic about CMHC’s upcoming policy changes. We still have Genworth and Canada Guaranty to place mortgage applications with for mortgage insurance. People are still purchasing first and second homes with confidence. CMHC has adopted stricter rules on numerous occasions that the other two mentioned insurers did not. We as self employed individuals have a difficult time acquiring an institutional mortgage. I’ve come across many self employed applications that have been increasingly hard to place. However, there are options. Fewer than the average employed person, but still options nonetheless. Both CMHC and Genworth have programs geared towards the self employed applicant. The programs are tight and are not cookie cutter, that’s for sure. When all else fails we have private lenders available to step in and fill the gap while we prepare to place your mortgage with an institution. Call me for your consultation.
