Excerpt from Rob Carrick Globe and Mail. What to expect in Real Estate in 2021 Frustration for first-time home buyers The pandemic was bad for housing affordability, and things look to get worse in 2021. Housing was powered to a large extent by falling interest rates, which won’t fall further in the year ahead unless the economy takes a disastrous turn for the worse. Meantime, forecasters are calling for average price increases in the 5-per-cent to 6-per-cent range.... A buoyant market could place Toronto alongside Vancouver as a city where the average cost of a home is $1-million or more. Halifax seems poised to cross into the $400,000 range for average prices. Kamloops, B.C., is on the verge of crossing the $500,000 mark. And Ottawa has a chance of getting to the $600,000 range. There are bunches of affordable small communities across the country, but the desire to move to these locations could decline as the pandemic disappears. A reopened economy deconstructs the pandemic paradigm of home buying, which is to take advantage of remote work and range far afield to find spacious housing. If urban living makes a comeback in 2021, a lot of young buyers are going to find it unaffordable. Rents fell in pricey cities such as Vancouver and Toronto during the pandemic, offering some much-needed relief if you couldn’t afford a house or didn’t want to own. Expect rents to start rising again as more people return to work. Personal finance columnist Rob Carrick.

2021 prices will be a Downsizers dream 1. Quick sale and high prices. But don’t be fooled it takes a savvy Realtor to market and get the highest prices in the market. 2. The second reason is that the condo market is lagging behind in pricing. So it makes perfect sense to sell your long held and now too large for you Family home in favour of moving to Condo living. ... 3. And its considerably less expensive to purchase outside of the GTA. We have a list of great referral agents in many cities waiting to help you at the buy end. Please read the 2020 story and contact me to discuss further.

It has certainly been a year like no other! With a vaccine on its way we can at least see a light at the end of the tunnel. There has been a lot of drama no doubt, a lot in our personal lives, our work routines and worry about our economic status both personally and as a country. More than ever our homes have become our sanctuary our safe place, and we are upgrading our homes and accelerating our moving plans. ... Dreams have been accelerated this year w a trend towards moving out of Toronto/GTA to smaller towns and cities and sometimes to rural locations. Some have done this w retirement planning and others to a work remotely plan. Either way we have really come to appreciate our safe harbour in these turbulent times. It has become clear that our homes really are more to us than just a safe investment. The good news is we have all had more time to connect with our immediate families. We have increased appreciation for the value of time spent together. Coffee, lunch or dinner with friends and extended family is now a luxury which we hope to experience again soon in 2021. We have heard many terms this year like resilience, pivot, hope and normal. Alot of soul searching has been on our minds. We hold much hope for 2021 and a return to what is as close to normal as possible. It has been our privilege and pleasure to have helped you and your friends and families over the years. With much gratitude, Luci

There is still alot of Buyer activity in the Toronto RE market. Here we are early December when the market typically slows. Friday the sign went up, many showin...gs over the weekend and today the SOLD sign went up. I wish i had more inventory because we definitely have the Buyers ready to move forward. They were largely preapproved and have been looking in the market for some time, probably lost a few houses along the way, and ready to pull the trigger now. Downtown Corktown is an awesome location to consider. Want to talk real estate please contact me. We are looking for Sellers who want to take advantage of these records prices and short marketing periods. [email protected]. See more
