We’re going LIVE today on @vancouveravenue to showcase a townhouse development right in my hood - Steveston! If you’ve been watching my channels closely, you may have noticed that we featured this project in the Fall on my other fun account @liveinsteveston (I know - I got a lot going on here.) Well, I was so impressed by the layouts, design, and even the home staging that I thought it would definitely be worthwhile to go back for another visit now that things are fur...ther along on site, *AND* now that #vancouveravenue is rolling like crazy! We’ll be touring 2 very impressive showhomes, and will overview some of the other neat options that are available (including townhouses with self-contained legal suites!!) I try not to duplicate my content toooo much across these channels, so you will want to follow my other accounts to stay in the loop. PS. Isn’t this orange headboard fire?! Jumping into Sunday like... If you have kids (or if you’re a big kid) you *HAVE* to check out #MoodyvillePark in North Vancouver. It’s right across the street from the 2 townhouse developments we just toured, and it leads to Spirit Trail which takes you to Lonsdale Quay (a 10-12 minute walk, approx). ... Awesome playground and pump track! PS. We toured Morrison on the Park and The Morrison across the way, and our live tour of the former is now posted on our IGTV on @vancouveravenue.

REALTOR TIP Since so many people connect with me to ask about how to best conduct live-stream property tours note that the iPhone 12 Pro Max (while it has such a great camera) is just too heavy for the gimbal. It collapsed on me mid-stream last week (more of a problem in landscape mode). Not awesome. I currently use the DJI OSMO Mobile 3 (there is now a 4, not sure it would be any different). I don’t know if any current mobile gimbals will have the capacity for t...his (the one I use is one of the best, and at the very least, the most commonly used). I’ve switched to a regular 12 Pro. #realtorlife #realtortips #livestreaming

Thankful for so many things in 2020.

Today’s the day! If you haven’t already cast a ballot, please make sure to put on a mask, and get out to vote today. The older I get, the more I deeply believe that civic engagement matters. Quite honestly, I (mostly) don’t care who you vote for - but rather encourage you to simply take a little time to understand the current issues, people, and policies. We have a system which may lead one person to vote one way, and someone else another - and that’s okay. You may cho...ose to vote in favour of a strong candidate in your riding, a party platform, or a party leader who resonates with you. We may all have different reasons for how we vote - but we all have a reason to vote. Democracy matters. Engagement matters. Apathy sucks and it comes with risk. We assume democracy is the standard and that it will be around waiting for us when we decide to opt in. That’s not necessarily the case. Okay, I’ll get off my soapbox now. Please VOTE. #bcpoli

Let’s take a look at home sales and listing activity in Steveston last month (September 2020). As with the rest of the region, home sales and prices are generally up versus September 2019. That said, we are seeing some pockets with fairly low sales numbers and very low inventory. What’s the most interesting for me is the level of detached home sales in Steveston South versus Steveston North - despite the higher amount of active listings (and lower prices) in the latter neighbourhood.
