Building tip: Hire a qualified company to build your home. I honestly applaud people that take on the daunting task of building a home in hopes of saving money.... We do need to be clear on a few things! First, our fees are a lot smaller than popular belief. Our pricing power, often times, offset the fees we charge. So in essence you are getting the build for retail cost! Second thing to remember is warranty. Not provincial new home warranty, I am talking company warranty. There are a lot of items not included on the provincial side of things but are covered by certain builders for 1, 2, even 5 years in some cases!! Thirdly, mistakes. Now lets be honest, unless you have a thorough understanding of building, mistakes will be made. I have witnessed a $6000 mistake half way through excavation!! It won't take long to eat any savings up before the walls are erected. Lastly, time factor. I often ask people 'What is your time worth?'. A build is on average 6 months. Do you need time off work to general contract your home? Do you do it after regular work hours? 95 times out of 100 after we tell clients our fees and remind them these are stretched over a 6 month period they are quick to sign up for our services.
