100,000 people and $1.25 Billion. Those are the numbers the Government of Canada felt the new First Time Home Buyer Incentive program would achieve in 3 years. Well, we are nearly half way through that 3 year time frame and the numbers are in. 9500 people and $173 Million. Only 10% ish. Nearly half of that has occured in Quebec. I am not surprised. The program was launched before it had been thoroughly thought out, or so it appeared then. Today, there are a few changes to the program, allowing for those in Toronto, Vancouver and Victoria to access the program. There has been almost zero uptake of the program in those 3 cities. Monday, August 17th marks another drop to the mortgage qualification rate (stress test). The rate will drop from 4.94% to 4.79%, which returns about 1.5% more purchase power to the client. If your max was $200 000, it is now approximately $203 000. If it was $300 000, it is now $304 500. This is great news for home purchasers. When I see a Realtor post that they sold 4 homes this week and I didn't do the mortgage on any of those homes, and then another post that they sold 5 homes and I didn't do a mortgage on any of those, and then another show they too sold 5 homes and I did not do a mortgage on any of those homes I have a moment of humbleness... man, am I missing something here. But, then a 4th Realtor posts the dollar volume of all sold homes in Lethbridge for the month and I see that I did 6.5%... of that volume, then I'm like, yah I still got it. Hah. There are approximately 200 Mortgage Brokers/Mortgage Agents/Branch Specialists in the area, so when I can do well more than my share it makes me extremely grateful. Thanks to all of you, who for the past 20 years, have and continue to support my business, who continue to refer me to your friends and family. I take your trust as a huge compliment, and I am honoured to help you become home owners and to help save you some money.

There has been a lot of talk about a "market" collapse, however I have maintained through all of this that there were enough strong fundamentals at play to avoid the collapse. The stats are now starting to support the strength of these fundamentals. Jobs, for those who typically purchase, have not been lost as severely (or at all) as those that typically rent, which means the property ladder keeps moving upward. Rates are great, people have focused on debt reduction, prices are still achievable, new homes are favourably priced, etc. Sharing these stats from David Agema. This look great.
