Hello Readers, October Real Estate Market Stats are In. I hope you are enjoying the fall season and staying healthy as we navigate through the pandemic. Here is a summary on the residential real estate market. Home prices for the month of October are up over 13%, with the volume of sales also jumping up 25% across the Greater Toronto Area. In smaller sub markets like Brampton and Durham, volume of transactions in October has soared up over 40% and prices up almost 20% in ...both communities. The demand for real estate in these areas has drastically increased due to the affordability of the real estate itself, average price $865,000 in Brampton and $740,000 in Durham Region and with interest rates being at all time lows it is drawing more buyers into the market that may have not had the ability to afford a home before. In major city centers like Toronto and Mississauga we have seen the demand and prices of resale condominiums begin to flatten out. In Toronto prices were up slightly for the month, just under 1% with the volume of trades down almost 9%. Mississauga saw prices go up slightly for condominiums by just over 2% with demand down 5% compared to the same period last year. Condominiums have been appreciating at an average of 6% a year for a long time and many sellers are looking to cash out as the demand for rental units has declined. Where we are seeing gains in the condo market are in the outlying communities that surround the larger city centers. Toronto and Mississauga have seen the inventory of condos for sale rise with demand unable to keep up. The outlying communities have seen strong demand due to affordability and for the simple idea that people are looking for locations that offer something a little different than downtown living. The demand for new condominiums has remained steady as more and more developers have launched their projects before the end of the year. The purchase of a new condo enables the buyer to greatly spread out the deposits required to buy, not requiring the 20% down you would need to purchase a resale condo investment. September Real Estate Market Stats Hello Readers. The stats are in, here is a summary of activity. Across the GTA sales volume, all types of homes, has jumped 42% over this time last year, inventory up 5% and sale prices 14%.... Interest rates at 2% are encouraging buyers to get out and shop for real estate. The residential condominium market continues to progress with sales volume up 14% prices up 6% despite the fact that inventory has risen 120% over the past 3 months almost doubling from 1.6 months to 3 month inventory. Real Estate Stats for the month of August. Covid gave us the longest March break in history (yes I do love my kids but....) affecting all business and industries. The real estate industry has played catch up all summer and produced some record breaking numbers. August sales volume is up 40% over August 2019 with prices rising 20% across the Greater Toronto Area.... The resale condominium market saw price gains of 14% with sales volume up 10%. It was thought that a slow down would happen where investors would exit the market, it was not to be. Developers have been busy too launching new projects, with great success. Hello Friends, My hope is that all viewers are staying healthy as we work our way through this virus pandemic. It's positive to see the resiliency in our real estate market as positive gains are being made during these pandemic times again proving real estate is a safe and secure investment over time.... Let me summarize market activity: Prices are up 10% and up 12% June over June last year. Inventory is down 30% in all home types from this time last year. With limited supply, well below average interest rates, and high demand, prices should continue to increase. Condo sales volume are down 16% but that hasn't stopped prices rising another 7%, again fueled by strong demand and low inventory. Happy New Year To All December stats are in, here is how we rounded out 2019. Sales in December were up 17% over last December with inventory of homes to purchase down 35% (Wow, that's low).... We've been left with 1.5 or a 45 day supply of housing to purchase in the GTA and City of Toronto. Annually homes prices rose a healthy 4% with condos up 10+%. October stats are in, it's good news! Real estate continues to perform this fall. Sales are up 14% over this time last year with housing inventory supply dipping 18%. Price appreciation is up 5.5% with condos leading the way at a 9% appreciation over this time last year. Metropolitan Toronto and the GTA have a combined inventory housing supply under two months. Low interest rates and high immigration numbers to Ontario are fuelling this growth and demand.... Sales volume is up 12% over this time last year, inventory down 11%. with a slight drop in mortgage rates. Overall price appreciation stands at 3% for the year (a healthy pace of growth) with condos still leading the way at 6.2%, 1st time buyers fueling this growth looking for value. It's been busy out there with sales volume for all types of homes up 24% over this time last year, price appreciation up a modest 3.2%, condo's up 13% with a price appreciation of 6.8%. Inventory supply holds tight at only a 2 months for the GTA while in some parts of Toronto under 2%. Among other factors the demand for housing is being driven by interest rates available at under 3%.... The spring market is turning is some very positive numbers, condos leading the way in price gains still being the first choice for affordable buying. The market is up 5% for the year so far, inventory is under a 2 month supply in Toronto and under 2.5 in the rest of the GTA this is still considered a sellers market. Hello All.....May real estate market stats are in. Here is a short summary. The spring market is in full stride with the arrival of sunshine and warm temperatures (isn't it wonderful). Within the GTA prices overall are up year over year 2.3% the City of Toronto 4.9%. Condo activity and price gains are leading the way as expected being the more affordable choice of buyers, GTA prices up overall 6.6%, City of Toronto 6.4%. Properties sold are down 2.5% and active listings to purchase are down .06% from this time last year. Available Inventory of all catagories sits at a 2.64 month supply. Prices are up almost 2% over this time last year. It's cold and snowy out there so we should expect these type of figures, sellers are holding off listing and buyers would rather... be on beach in Cuba then on the streets of Toronto hunting property. The 2% price increase is healthy as we are nearing and rounding out the 1st quarter of the year. January 2019 Real Estate Stats are in, here is a quick summary of activity. Freehold homes prices are up 1.7% over this time last year, unit sales just over 4000 for the month, inventory holding at a 3 month supply for the entire market place. The Condo market is continuing strong with prices up 8% over this time last year. All available for sale property types just less than 12,000 units. Low inventory with strong buyer demand should put pressure on prices to rise in both the Freehold and Condo market segments. Consumer confidence is returning to the market place after the correction seen in 2017, plenty of Buyer value opportunities are to be found in and around our beautiful city! Hello Everyone. Here are Decembers Market Stats wrapping up 2018. Seven consecutive months of price increases. Despite the downturn in 2017 the average sale price is still up 29.4% since 2015. Inventory is low at only a 3 month supply, immigration into Ontario is high and now mortgages rates are beginning to soften, this should put even more upward pressure on prices in 2019. April Toronto real estate stats. Readers please keep in mind that the first 4 to 5 months of statistics for 2018 are being weighed against the same time last year, the spring of 2017 created an anomaly market that produced unsustainable home price increases. Having said that prices in the GTA are on the rise again and sales have been brisk with a low inventory of homes, expect the normal spring market to run into the summer months as many buyers have sat on the sidelines ...trying to digest all the changes the government put into place in 2017 to cool the market. With only 2.33 months of housing inventory, the strongest provincial employment numbers ever, and high imigration to the province of Ontario, expect this sellers market to continue to the end of this year. March Toronto Real Estate board statistics are in, let's decipher this information: We read average sale prices are down, the number of unit sales are down, days on market are up. With the introduction of the foreign buyers tax and other lending changes we have transitioned back into a more balanced real estate market but don't sit too long on the sidelines, real estate is very much demographic and the spring market is yet to begin. The GTA shows it's strength prices up 13....6% over 2016 with only a 2.21 month supply (that is thin). Area's to the north like Richmond Hill showing 5 months plus of housing inventory will take longer to price adjust as some area's had seen up to 50% price increases in 2017 over 2016. As the GTA picks up steam this spring I expect inventory levels in the northern area's to lower and become more in demand, perhaps buyers in those area's should be looking now. February Real Estate Stats are in. At first glance you might think the market looks unfavourable, let's take a closer look. Last January-April 2017 we had an anomaly in Toronto's real estate market prices jumping 32 to 37% in some areas, this was not healthy or sustainable. With government intervention ( The imposing of the Foreign Buyers Tax) we have returned to normalcy, good for all of us. Please take note we're up 12% in house prices over February 2016 and up 4.2% over ...January 2018 last month, days on market has decreased from 32 to 25 from January to February 2018 and total listings available for sale has decreased from 2.95 months supply in January to 2.58 total months supply in February 2018. Condo sale price appreciation is leading the way over freehold right now but I suspect we'll see some balancing of those numbers moving into the summer. The Toronto Real Estate Boards 35 year average annual appreciation shows right now we're on track to a 6% increase in property value by years end. See more

Presenting January 2018 real estate stats. Here is my take on the market not necessarily what you'll read or hear in the press which might indicate the market is in a slow down. Less then 3 months total inventory (that's a sellers market) a buyers market is 5 months of inventory. Inventory is up from January 2017 but...that January posted the lowest inventory in the Toronto Real Estate Boards history (less than one month, unheard of). Immigration into Ontario is at an all ...time high, unemployment in Ontario is at a record low, after the foreign buyers tax was implemented in 2017 the market came back to normality (good for all consumers), the new mortage stress test is only taking a small percentage of buyers from the market, less than 10%. Supply cannot meet demand, look forward to rising prices and a very healthy real estate market going forward this year. Love my city! See more
