Tips Tuesday for your home One of our October maintenance tips from our newsletter is general maintenance and cleaning of your vinyl deck. We recommend you clean your deck 3-4 times a year to maximize the lifespan following these steps:... -Broom clean the deck surface to remove loose dirt and debris -Use a standard garden hose to wet the deck and let sit a few minutes -Use a warm water solution with mild dish soap and scrub the surface with a bristle push broom to loosen dirty areas -Rinse the deck clean -You may need to repeat these steps for extra stubborn areas Cautions & Warnings -Do not drag heavy or sharp objects over your vinyl decking. -Wipe up all spills as soon as they occur and clean area thoroughly. -BBQ areas should have a mat underneath to protect against grease spills. -Vegetative matter such as leaves left in contact with the membrane can be difficult to clean. Tips Tuesday How can you maintain your hot water heater to save on utility costs and extend the life of your hot water tank? At least annually test your temperature pressure release valve (TPR). Minerals in the water can form deposits that cause the valve to stick or create blocked passages, making the TPR inoperative. Follow the operating and maintenance instructions provided by your manufacturer... At least every five years, have a qualified person inspect the TPR and discharge pipe. Damage caused by corrosive water conditions, mineral deposits or other problems can only be determined when a qualified person removes and inspects the valve and its components After the first six months, drain and flush the water heater (following instructions from your manufacturer for your model) and inspect the anode rod. Depending on the hardness of your water, repeat this process at least annually, or more frequently if needed. This will extend the life of your hot water tank If during a drain and inspection you find lime-encrusted elements have them replaced as this will be easier and cheaper than trying to remove the deposits Be sure to inspect the anode rod each time you drain the tank and replace as needed. Homes with a water softener may need to replace this rod more frequently Find the temperature dial on the side of the tank and unscrew its cover. Adjust the dial to 120 degrees using a flathead screwdriver. Ensure that an experienced contractor provides winterization and they guarantee that they will not damage the system. ...
