Hello Friends, I hope you have found some time to enjoy the summer months as we get into August. It is an interesting time as we navigate the pandemic, however, July 2020 has been the month where the pent up demand for residential real estate really let loose. Sales of all home types were up 29.5% for the month over July of last year with prices of almost 17% respectively. The number of homes available for sale were down just over 16% putting upward pressure on prices due... to the overall demand. Condominium prices remained strong with prices up almost 9% and sales volume up 6% for the month. Inventory of available condos for sale jumped almost 50% due to many reasons but one that stands out is the changes in the rules/laws surrounding short-term rentals in the GTA and the overall limited number of visitors to the area. Those who would normally use a short-term rental have not been using the service, therefore owners/investors of such units have now decided to sell, adding to a greater number of condos for sale. Even with the greater number of condos available, price appreciation has remained constant due to continued demand. As we entered stage 2 and 3 of the re-opening of the province Developers began to entertain the idea of launching the sales of new condominium and townhome sites across the GTA. We have witnessed and been a part of these recent successful launches with more to come. With population and job growth across the region, the investment in real estate has been relatively safe as people chose to diversify their investments.
