Shannon found an activity for us lol. I was sceptical at first, but it was kinda fun. Titan was a natural model. I’m very appreciative that these three let me join their family I love you guys!

This has been a crazy year, to say the least, for everyone. Despite the chaos going on in the world I’ve managed to have a great start to the year...as far as work goes. This property here belongs to a once upon a time first time buyer. I helped him find this home about 4 years ago. We happened to get along well and kept I touch over the years, grabbing drinks and the occasional meal together. Of course over the 4 years life has changed for him...he’s engaged, he has a dog, he’s matured (moderately). So it was time to make a move to a new house! Thank you for trusting me through the process. I know it was a little rocky at time with everything going on currently, but WE MADE IT!!

Every deal comes with its issues. This one, although it sold very quickly and had multiple offers, had some crazy moments. This was a situation where my client had purchased a house conditional on selling this one. Always an emotional journey to say the least. I appreciate the opportunity to be apart of this transaction! My most recent deal was a pleasure from beginning to end. They were past clients who purchased their first home with me 4 years ago. Besides being kind and cool individuals, they put complete trust in my judgment and strategy when it came time to sell their house, as first time sellers. The comparable sales made it easy for me to see where we needed to list, and they agreed without hesitation. I was in all honesty expecting to get close to asking price or at best, asking price. However, because we were priced so well we received 3 offer only the second day on market and sold for $6k over asking price. I think we were all a little surprised, but happy!!

Two years ago I was faced with one of the hardest challenges I hope I will ever have to deal with. I lost my best friend @jeffplunkett_ in a tragic accident. This is the same best friend who took me to Lonestars for the first time and introduced me to their Fajitas, which I quickly fell in love with. We would eat massive amounts of Fajitas and our server @shannontalan would make sure we were taken care of. Jeff would always tell me I should ask for Shannon’s number, and my r...eply to him every time was, Jeff, I can’t ask for her number with you sitting across from me. For those of you who don’t know, Jeff was kinda good looking. Girls liked him. He’d even picked up the nickname Dreamboat amongst some of our boys. So I never asked for her number. This went on for months. We would eat Fajitas every Friday after the gym. Me and Jeff were tight. I never wanted a family. I never wanted kids. I was content with the idea that Jeff would have a wife and children one day and I could just get my fill of Family Life through him. When he passed away it was hard. Besides losing my best friend, I felt like I lost more than that. About 4 or 5 days after he passed I got a message from Shannon offering her condolences. She too knew how awesome Jeff was even though she barely knew him. She said I know you probably won’t be in for Fajitas anytime soon, but if you’d like I can bring them to you. Two years later me and my FAJITA MOMMA have bought a house together. I am a full time step dad to an awesome little, almost 10 year old boy, named Talan.... And I’ve fully taken ownership rights over her beautiful Doberman Titan. (He’s mine if we ever split up) I wanted to share the story with everyone because I truly believe that the timing of these events in my life were not a coincidence. I think that Jeff blessed me with one last gift that he couldn’t be here to give me himself. Shannon and her family have become my family. I love them. Happy two year anniversary baybay! You mean the world to me, and I will always be grateful for the gift that my best friend left for me.
So these clients started their journey with me about 3 years ago. They already had their first home, which they bought off a family member. They were looking to sell it and move up north. Then they decided they would keep their house, rent it out and buy another property up north where they would move too. Then they were going to sell their house and build a dream home. Then they wanted to be on the water. Then they wanted a farm. Then they wanted a project that needed work......you can probably see where this is going. Although they weren’t first time buyers technically, it was their first time going through the whole process. Of course as the time went on with no purchase, we had some good running jokes about how sick I must be of dealing with them....Surprisingly, I never did get sick of them. I enjoyed being apart their journey. For me, that’s what this business is all about CONGRATS YOU TWO, thanks for trusting me to stick with you!

I have been working with a few buyers who are aggressively hunting for property, and it’s left me little time to be active on here Plus with the warm weather it is a MUST to enjoy some of it with family. Here is a photo of a ladder that was at a major Renovation that I’ve had the pleasure to watch from the beginning. Exciting to see the process! I’ve never done a Reno this drastic but I hope to one day! I do plan on getting back to giving some good real estate content in the near future!

TIP: When purchasing real estate you need to decide wether you are buying a #house or a #home.... If you are buying a house, you are looking for a place to live short term (3-5 years), or perhaps a place that you intend to rent out, renovate and sell for a profit. If you are buying a home, you are looking for a place that you will raise a family, spend quality time and create memories in. A house is an investment with the goal of making money. A home is a place to satisfy the soul. It’s important to know which you are looking for!
Regardless of the situation...Turn on a Smile
TIP: When looking at properties don’t be sidetracked by the decor. Whether it’s ugly or attractive, Unless the place is coming fully furnished decor is not important. What is important is the actual house. The floors, the walls, the windows, the roof, the floor plan, the lighting, it’s proximity to the gym and @timhortons...these things are important

TIP: When you are being given advice from your realtor, it’s important to remember that you chose them. Therefore we can assume you trusted them and their skill set to either help you purchase, sell or rent a property. Don’t second guess them (or yourself) during the process. If you did your job thoroughly, which was researching to find a good realtor, then trust the advice that realtor gives you. Teamwork makes the dream work!!

Tip: Renovating is a great was to add value to a property. Out with the old and in with the new! HOWEVER, it’s important to know where to focus your attention and where you can afford to not go crazy. The last thing you want to do is dump money into places/areas of the property that don’t have a great return. Typically kitchens, bathrooms, flooring and big items like windows, doors, roofs and furnace are where you should focus your at...tention when planning to renovate. ALSO, planning is very important. Think about what needs to be done first and what can wait. If your roof is in need of repair, don’t risk leaving until the inside cosmetic Reno’s are done...or you just might have a leak that causes damage to the work you just did inside.
TIPS: In our current market, it’s important for sellers to be realistic. One of the hardest things for some sellers is to rationally compare their property to other similar properties which have sold. It’s VERY important to leave your emotional value of the home out the equitation when deciding on price. Stick to the facts...if you catch yourself saying things along the lines of well my house is nicer or I think people will like my house more you may be setting yourself up for an overvalued price. Sticking to the facts will sell your home quicker, it will allow your agent to be firm during negotiations and it will alleviate the stress of having your house get stale on the MLS
TIP: When you’re shopping for your 1st home it may not have ALL the features you want, however it is your first step to building wealth, it’s an investment in your future. The average person will buy and sell three times before moving into their dream home. So stay the course, focus on the big picture. Find a realtor who understands your wants/needs but also appreciates your big picture goals. Don’t be afraid to take the first step or feel down because it’s not everything you want...Rome wasn’t built in a day. By taking the first step you’re doing a lot better than those who are sitting on the fence, waiting for that perfect house to fall into their lap on their first try.
TIP: When property shopping (especially for your 1st home), don’t overwhelm yourself by looking at 15 houses in a day. Let your mind process what you’ve looked at. This will help you narrow your criteria more efficiently and ultimately get you into the home you want, faster. @ Barrie, Ontario
TIP: - When you’re negotiating, avoid arguing over small things. Save your energy for negotiating the BIG THINGS! Don’t get too emotional, the best way to approach buying or selling a house is to look at it as a business transaction. NOT EVERY TRANSACTION IS ABOUT THE MONEY
TIP: Don’t overextend yourself, especially if it’s your first home purchase. If possible, stay under the amount that you are pre-approved for. Houses have great potential for unexpected expenses. If you can’t afford the house in the worst case scenario, don’t do it!
