A house or a car? Yes, the 2 big necessities. If you are planning to loan or finance a vehicle and also looking to purchase your next home, which is the one you should get first? In my years of working in real estate and knowing the difficulties clients have faced, getting a house and that mortgage is the first. There are many reasons but I will give my 3 top reasons. ***Purely based on my client experiences 1. Getting a mortage for a house vs a car loan is very different. ...The approval process for a house mortgage is much stricter. The mortgage rules have been changing over the years and has recently become even tighter. It is always best to get this done before any more rules are implemented. 2. An existing car loan can decrease your pre approval amount for a house. Lenders are looking at income and liabilities and those are the basic components of how much they are willing to lend. Depending on someone's income and monthly bills, a big car loan can mean a smaller house. A higher price point simply means having more options too and not necessarily just the size of house. 3. A house is an appreciating asset and a car is a depreciating asset. This is probably the most obvious reason. And of course our current economy/market will dictate the value of a house. Although our economy now has made house prices more affordable, the longer you hold on to your property, it will appreciate in value. A car (excluding some rare or collectibles) typically depreciates in value once you drive it off the dealership. The longer you drive, the less value it will have. My advice in the case that the car has to come first and simply can't wait? Get that car still. It is a necessity after all. The best way to do that is get a pre owned car in decent condition. Pay it in cash so that you do not owe any loan. But be cautious that you do not use the down payment savings you have been working hard to put together! Buying a house needs the right planning.
