#3 - Only Looking at Mortgage Rates From One Lender . Make sure you are doing your due diligence when it comes to your mortgage. You need to speak to an experienced mortgage broker who will look for the best rates and mortgage products for you!
I had some questions about my last post asking "So if my bank is paying you commission on my loan, am I going to pay more for a loan? . The answer is no, you will get a better deal on a loan if you use a mortgage broker! . Basically, the banks have to pay someone to work with you and this way, they’re just paying the mortgage broker and they don’t have to pay an employee on-staff full time. So, this isn’t going to add to the value of your loan and you aren’t going to get a higher interest rate. In fact, the chances are, you’re going to be able to access a lower interest rate. Either because your broker can give you access to a wider variety of lenders or they may be able to negotiate on your behalf.
A client I was working with recently messaged me saying "I can't believe working with you was free, man! You've done so much work for us, thank you so much." . Yes, working with a mortgage broker is free to you, and yes, we do put a lot of time into every client we have, and no, we aren't living on the street. The reason mortgage brokers are free is because we are paid by the banks and lenders when you successfully get a loan, so working with us comes at absolutely no cost to you!
**Mortgage Rate Update** The Bank of Canada held the key lending rate at 1.75% last week. They didn't offer a signal that they will lower interest rates at their next policy in 8 weeks, saying only that they "will pay particular attention to global development and their impact on the outlook for Canadian growth and inflation." . What is the difference between a co-borrower or a guarantor? . A co-borrower is when the co-signer is placed on the title as an owner of the home and the lender considers this person equally responsible for the debt if the mortgage goes into default. . A guarantor is responsible for the loan if it goes into default but does not have ownership of the property.

This week the federal government clarified some of the details around their First-Time Home Buyer Shared Equity Program - This means, that the government can contribute 5% (for an existing home) or 10% (for a new build) of the purchase price and they would own that percent of the property value. When the home is sold, they would share in the profit or loss of the sale. . To qualify, maximum household income must be less than $120,000 and the mortgage amount must be less than 4 times the household income. . Message me if you have any questions on this program!
