Here are 7 marketing lessons I learned the hard way. 1. Your website is NOT a lead generator and you can't expect it to be. 2. Your offer must be simple but powerful 3. Your offer must be digital for quick delivery... 4. Your offer landing page MUST keep the message all about the seller NOT about the agent 5. There MUST be an attractive image of your offer so people can quickly see and understand exactly what they're going to get from you 6. You MUST strike while the iron is hot and offer the seller the opportunity to request a specific value update on their property as soon as click submit on your first offer (that's probably why they clicked on your offer in the first place) 7. You MUST deliver social proof and authority. Once they complete the second value update request, they are taken to a 'Thank You' page where they can download your eBook and read happy and satisfied client reviews. Something happened to my marketing brain back in March when COVID started and it's manifested into something I want to share. I think... no, I know, many agents leave $$$$ on the table because they don't follow the Funnel 'Model' Let me explain and you'll see what I mean. Sure, you might get a call from a seller today and you list them for sale. No brainer! That's for sure going to happen. But that's also what most agents rely on. But real estate's best agents... and I'm talk...ing about the 10% that make 90% of the money in our industry know and understand the average time between their first contact with a potential seller and when they actually sell for them is around a year. You're using Jigglar to fill the top of your funnel with lots of potential sellers and that's freakin awesome because our stuff works but how are you looking after them until they're ready to choose you as their agent? Hey everyone... a quick heads up on a very important topic... Your database or Customer Relationship Management System (CRM) needs to be the hub of your business. It's the essential 'home base' that everything else revolves around. I'm not talking about an excel spreadsheet or word doc, I'm talking about a dedicated online platform with functions like bulk sending texts and emails customized to first name. Sending gorgeous client newsletters that make your readers go 'wow'.... Measuring your email open rates then sending another email to those that did or didn't open.
