If you are out looking at houses these days be careful where you step! This was from todays inspection!

Limited Scope Inspections and walkthroughs, frequently demanded by certain Realtors (you know who you are) MUST STOP! Latest one: Walkthrough inspection encour...aged by both the listing and buying Realtor. "Salient points of the inspection: small cracks in the cladding, tab missing from the electrical panel, a lead water pipe that should be changed and a mid-efficiency furnace that might save costs if was updated. You might like to call an engineer to look at the crack in the basement." What we found was "something else" The photos here were just the tip of the iceberg. Trust me people - DO NOT BUY A HOME THAT HAS NOT BEEN INSPECTED BY A QUALIFIED INSPECTOR TO A PROFESSIONAL STANDARD!! 4-point, 5-point, 7-point, walkthrough, and okeycokee5000 inspections ARE NOT PROFESSIONAL STANDARDS when you need to buy a home and feel sure you are not getting ripped off. CAN/CSA A770-16 Home Inspection Standard. Accept nothing less!

There is a Government bill passed called (CAN/CSA-A770-16 STANDARD) that was put into place by the Ontario Government Consumer Services, to ensure that anyone purchasing or selling a home in Ontario, is protected by a standard for only full Home Inspections performed. That particular Government bill was introduced to protect you, the consumer exactly the same way that of having a Safety Check on your car before you purchase or sell a motor vehicle. The Essex County publ...ic is not exercising their right as a Canadian Citizen to ask for Bill (CAN/CSA-A770-16 STANDARD) during the home purchase or selling process to ensure a full and comprehensive Home Inspection is performed. Here is the challenge Consumers, do your homework and understand the differences between a "Full Comprehensive Inspection" and "Limited Scope Inspection" also known as a "5 POINT INSPECTION". These inspections are handy but should only be completed for insurance and lending purposes. At this particular Home Inspection, the current home owner thought it would be an okay idea to cut into the engineered truss system in order to install the new rail for the garage door opener! Notice the bend in the middle of the metal garage doorthis plan was not a good one.

This is an asphalt shingled roof that has passed its life expectancy and is in need of immediate replacement. It's important to replace your shingles at the right time, waiting too long to replace your roof could end up costing you more in the end!

Here in a past Inspection, we Bob Price Home Inspections Ltd) were surprised with our findings. The upper attic hatch was screwed shut, so as per our OntarioAC...HI standards we left the hatch and continued on with our full Inspection process. At the end of our Inspection, something did not seem right about the condition of the basement, so with permission granted, we unsealed the attic hatch and found a completely enclosed attic cavity that was well lite and wrapped in reflective foil overtop of insulation. It was then that all the other parts of the puzzle added up together such as; a drain pipe running from the attic into the basement, which helped explain why the loose duct work such as in the picture would have been above a work table. The mold / mildew in the exterior walls were in about 60% of the basement. When we called the local police authorities, this home was NOT registered as a grow op and there had been no police activity registered to this address. PLEASE GET A FULL COMPOSITE INSPECTION
