#nxtek2020 has come to an end after a terrific second day of reflections and insights at the intersection of technology and human behaviour. Thank you to all the speakers, sponsors, partners and participants for making these two days a valuable use of everyone's time. We learned about security and the risk landscape (more on that: https://www.linkedin.com//boma-toronto_commercialrealestat) and about the massive shift in work culture enabled by technology and accelerated by... the pandemic. A panel explored the workforce of the future, and how buildings fit in to this not-too-distant future, while another looked closely at the industry's strategy for investing in technology and whether #proptech can transform the trajectory of change and returns. We heard that technology decisions should be based around targeted outcomes, solving problems that exist, as opposed to implementing technology for the sake of innovation alone. The panel emphasized the need never to forget about the human element. Training and communication is the key to adoption and without adoption, technology is worthless. And of course, the Tek Blitz! The nexus for the security in #commercialrealestate lies at the intersection of landscape, technology and humans, as users and security for our facilities. This was the point of departure for today’s #nxtek2020 keynote by Dr. Jennifer Hesterman, Colonel USAF (ret.) and VP, Watermark Risk Management International. Thinking about landscape, Dr. Hesterman asks us to consider that target (the place, person or value we want to protect) + threat + vulnerability = risk. How do we ...mitigate risk? Threats are evolving, and our security planning and practices must adapt. Technology should complement human security efforts; it cannot replace them. Humans can either be the weakest link or force multipliers who bring so much to the security table or both. Some truths, according to Hesterman: Security is never achieved; it’s constantly evolving Plans must be adaptable, flexible and asymmetric and certainly COVID has prompted change The future has just as much influence as the past. One final, sobering thought: when considering how to allocate resources to security, think about what measures are left of bang (designed to prevent a security event) and right of bang (after the fact). #proptech #CRE

The panel on cybersecurity emphasized the need for mandatory security measures in work and work-from-home environments to counter the risks of cyber attacks. One panelist noted that people are the most effective counter-measure. Emphasis on industry cooperation: There is no competition when it comes to security. When it came to smart buildings, we heard about how to leverage digitization and data to address the pressing need for high indoor air quality. Yesterday, we introduced you to Wasteco’s Jaime Carnevale and the dilemma facing the waste industry: how to embrace innovations which require clean, separate waste streams. The answer is to change the way we measure waste. Diversion rates measure the proportion of waste that is left for pickup without rewarding material reduction. If a tenant goes paperless or a building bans plastic water bottles, their score drops. Worse still, contaminated recycling is heavier providing... a higher score and ends up in landfill or incineration. Instead, we should look at a combination of capture rate and diversion rate, with waste audits as the barometer. Audits are surprisingly accurate in commercial offices, where waste habits are stable and predictable. I can read them like tea leaves, says Jaime. The move from deskside collection to centralized bins has a huge impact on cleaning up waste streams. Occupants become more aware of their habits. Clear signage at central bins improves diversion rates, cuts labour costs and, during the pandemic, reduces contact and allows the cleaners additional clean time. Contamination cuts us off from many good re-uses of materials, concludes Jaime. We need to clean up our waste streams.
