It has taken this shift in the Real Estate market a bit longer than I expected but we are going to shortly and maybe in Calgary have already shifted to a seller's markets. We all have buyers and can't find them properties. We have also had an increase in the benchmark price for the past four months. Sales have been up the past 6 months and December sales in Calgary surpasses December 2007 sales. Hallelujah, we may be out of the Real Estate slump! Prices are still low, mortgag...e rates historically low, below 1% in some cases, so YES it is the right time to buy. This is exactly where the Real Estate market was when I moved here at the end of the last recession. In 1996 there were no houses for sale I had a choice of two in the neighbourhood I wanted to buy in. Multiple offers, properties selling over list, I actually bid over list to get that house in 1996. Demand continued supply stayed low, prices increased like crazy. That is where we are headed folks! If you are a buyer buy, if you are a seller, no one knows for sure, but your home may keep going up in value for a while, at least while interests and supply are this are this low. I have recently had two sets of buyers who had to write up to 5 offers to get a house because of competing offers! See more
