We've crunched the numbers and are happy to report that sales of single-family homes in the VIREB area last month rose by 15 per cent year over year and were 49... per cent higher than in January. Last month, 260 single-family homes sold on the MLS System compared to 174 in January and 227 one year ago. However, apartment sales in February dropped by 19 per cent year over year, while the number of townhouses sold decreased by 10 per cent from one year ago. The benchmark price of a single-family home board-wide was $516,500 in February, a three per cent increase from one year ago and marginally higher than in January. In the apartment category, the year-over-year benchmark price rose by five per cent, hitting $310,800, which is slightly higher than the previous month. The benchmark price of a townhouse in February rose by two per cent year over year and was a bit higher than in January, climbing to $411,200. Our October 2019 statistics show that sales of single-family homes last month dropped by 11 per cent from 2018 and were virtually the same as in September. Apartment and townhouse sales dipped by nine per cent and 22 per cent, respectively. Inventory of single-family homes in October rose by 14 per cent from one year ago (1,173 to 1,333). Active listings of apartments increased by 16 per cent (322 to 373) year over year while townhouse inventory dropped by 21 per cent (167 to... 132). The benchmark price of a single-family home board-wide was $521,800 in October, a four per cent increase from one year ago and down slightly from September. In the apartment category, the year-over-year benchmark price rose by three per cent, climbing to $300,200 and marginally higher than in September. The benchmark price of a townhouse rose by one per cent year over year, hitting $402,300 last month, which was two per cent lower than in September.

Last month, 413 single-family ...homes sold on the MLS System compared to 453 in July and 463 in August 2018. Year-over-year sales of apartments dropped by 28 per cent and 25 per cent, respectively. REALTORS are reporting that VIREB’s housing market is adjusting somewhat as buyers adapt to the restrictions imposed by the B-20 stress test and sellers curb the expectations formed during the booming markets of 2016, 2017, and part of 2018. The benchmark price of a single-family home was $515,400 in August, a three per cent increase from one year ago and up slightly from July. In the apartment category, the year-over-year benchmark price also rose by three per cent, climbing to $302,800. Condos have seen a 45% increase in days on market. Average days to sell is 44 days. Lot sales volume is down 47%. Lot prices have increased by 2%, 12 months to date. Average lot sale price: $251,216. Our May market #statistics show that VIREB's housing market continues to be sluggish. Last month, 459 single-family homes sold on the MLS System compared to 41...2 the previous month and 519 in May 2018. Sales of apartments dipped by seven per cent year over year while the number of townhouse sold increased by 19 per cent. The British Columbia Real Estate Association reports that on a seasonally adjusted basis, sales in the VIREB area are close to 2014 levels. The benchmark price of a single-family home board-wide was $512,500 in May, a four per cent increase from one year ago. (Benchmark pricing tracks the value of a typical home in the reported area.) In the apartment category, the benchmark price climbed to $300,000, a six per cent increase over last year, while our townhouse benchmark price hit $445,000, up seven per cent over May 2018.
