And Canadian homeowners are unlikely to see the sort of financial hardships Americans saw during the...ir housing market bust a decade ago. Although we expect delinquencies to increase in 2021, we do not expect the level of delinquencies, distressed sales or foreclosures to increase to the levels seen in the U.S. during the financial crisis, wrote Susan Hosterman, a senior director at Fitch Ratings. This is due to (lenders) having strong relationships with their borrowers and their close monitoring of their borrowers’ financial situations after putting them on payment plans. Historically, the (lenders) have been proactive in offering modifications or working with borrowers to make payments affordable. I had to think hard about whether or not I should post this but I decided that if it could help one more child or family, it is worth it. Every year around this time, I receive a card from one of the children who have been fighting their fight at Sick Kids. This year I received this beautiful card with a painting completed by a young girl named Eleni. The card was written to me by her mom on her behalf as Eleni unfortunately passed in October from complications relating to a ...rare lung condition called HHT. My heart goes out to her and her family, as a parent, I cannot imagine how difficult this was for Eleni and her family. This card is a good reminder of why I have been supporting such an amazing hospital and will continue to do so. We are very fortunate to have such an amazing hospital located right here in Toronto. No child should have to experience a life threatening condition like Eleni did. I will be thinking of her and her family over the holidays. I encourage anyone who is considering donating to a good cause over the holidays and on a regular basis to donate to Sick Kids in order to help other children like Eleni. No matter how small of a donation you can make, every little bit helps. As a community, we can all give back to our youth by contributing to causes like this one. As someone who owned a design and build company prior to entering real estate, it was very fascinating to hear Michael S. Smith discuss his experience of redesigning the Oval Office for the Obama’s today during the Christie’s International Real Estate conference. Michael Sean Smith is an American interior designer based in Los Angeles. A True Story One aspect that I enjoy the most about being a realtor is seeing how my clients' lives evolve over the years. This is just an example of just one great experience I have had with one of my many great clients. Several years ago, when I had just entered into the business of real estate, I received a call from a potential client looking to rent a small condo in downtown Toronto. After showing her two places she decided to rent one of the two places we had seen. Due... to my limited interactions with her, I didn't really have an opportunity to get to know her very well and the process of submitting an offer for her was very quick and transactional, I thought I would never hear from her again. A couple of years later, I received a call from this same client. She was calling to inform me that her and her new partner were looking for a new place to rent. This time around we looked at several different places and I got the opportunity to get to know the two of them a little bit better. I successfully assisted them with finding a condo that met their needs but the process still had a very transactional and less personal feel to it. A year later, I got a call from them informing me that they were interested in buying their first home together so we began our search for the perfect home for them. After viewing many properties, submitting offers on a couple of homes and losing out due to bidding wars, we finally found the perfect home for them after a year long search. I'm so happy that my clients were able to secure this stunning home, the finishes are first class and the large mature trees in the valley behind the home are breathtaking at this time of year. I wasn't feeling so confident for them when we were competing against five other offers on the offer night but the stars aligned for them for this one. The cherry on top is that after viewing properties together for over a year, this time around didn't have a transactional feel and we now joke and laugh together. I hope my clients enjoy many wonderful years in this beautiful home. It truly is a gem. #toronto #realestate
