Conventional Mortgage vs. High Ratio Mortgage - what’s the diff? Have you ever seen these two terms and been a bit confused about what the difference is? A conventional mortgage is a loan for no more than 80% of the purchase price (or appraised value) of the property. The remaining amount required for a purchase (20%) comes from your resources and is referred to as the down payment.... If you have to borrow more than 80% of the money you need, you’ll be applying for what is called a high-ratio mortgage. The maximum property value for high ratio insurance must be less than $1,000,000. Considering a home purchase in the near future? The bottom line from our Chief Economist Dr. Sherry Cooper: Today's release is, in some respects, 'ancient history.' It is still widely expected that the econom...y will rebound in the third quarter. With the surge in household savings and continued growth in personal disposable income, pent-up demand is likely to boost consumption for the remainder of this year. All eyes will be on the August employment report released Friday, September 10th. The Bank of Canada will likely continue to proceed cautiously. Another tapering of the bond-buying program will come under scrutiny, and forward guidance will continue to suggest no rate hikes until the second half of next year. See more
